Description

Beautifully presented DETACHED period cottage (not listed), well maintained and presented with a LARGE garden backing onto fields with VIEWS over the adjoining countryside. Conveniently located at the beginning of a bridle road with a public footpath across the adjoining countryside. Only 7 minutes to main line station and walking distance of amenities. This Grade II listed cottage has been modernised, whilst retaining its features and benefits from DOUBLE GLAZED windows (installed before listing). There are a few doorways which are low but the ceiling height in most of the rooms is ample for most people. A light and bright entrance hall with stairs to a galleried landing and exposed oak flooring. The Sitting Room is a room of two halves, being on two levels. The main room is centred around an open fireplace with attractive wooden surround and over mantel, exposed wall and ceiling beams and window to the front of the cottage. A single step down is into a STUDY area which has a window overlooking the rear garden. The kitchen is extremely well fitted with integral BOSCH appliances, gas hob and electric oven. The open plan design with the Dining Room suits modern day living and having a double aspect allows plenty of light in. Adjacent to the kitchen is a large garage and workshop with some of the original exposed brick flooring. This has plenty of space for two cars and there is a up and over garage door to the front along with a pedestrian door. The rear of the garage is used as a utility area with plumbing for a washing machine and tumble dryer. (This area could be further utilised within the cottage). To the rear of the garage is a lovely SUN ROOM adjacent to a private and very pretty barbeque and patio area of the garden. Downstairs is a modern shower room and w.c, fully tiled and with a window. On the first floor galleried landing is an area which would make an ideal study/reading spot, with a large window. There is a deep eaves cupboard useful for storage. There are two options for the master bedroom: Firstly, the bedroom to the left of the stairs which has the en suite bathroom (modern white suite) and secondly, there is a dressing room leading into a large bedroom with an additional mezzanine floor. There is a range of built-in wardrobes and it is considered possible to add an en suite shower room on this side of the room into the eaves of the roof of the garage (subject to p.p). There is another large bedroom and all of these will fit KING SIZE BEDS or bigger!!

OUTSIDE: The garden is extremely pretty and well stocked with mature flowering plants and trees. The initial area of lawn is level with pretty borders and leads to the barbeque area alongside the garden room. It has a pretty old wall dividing it from the vegetable garden where there are mature fruit trees. This part of the garden also adjoins open fields and a patio area has been placed here to enjoy the views.

Services: Mains services and Gas Central Heating with modern boiler.

Lower Horsebridge has a village atmosphere, centred around the community hall, cricket, rugby and bowls club which is just over the road. There is a pub along the road, as well as a Co-op store, both within a few minutes walk. There is a primary school and secondary school about a 1.25 miles away. Right on the doorstep of the cottage is a lane at the bottom of which is a public footpath/bridle road which leads across adjacent countryside. The nearest town is Hailsham and this is well served with local shops, supermarkets and amenities. The closest main line station is at Polegate which a 7 minute drive away with services to Victoria, London. The bypass around Hailsham joins the A22 taking you to the coast and Eastbourne, only 15/20 minutes drive.
