Description

This impressive and imposing family home has never before been on the market, and you will be hard pushed to find anything similar! Ty Llawen is an individually designed property, set back from the A483, enjoying well-maintained accommodation and gardens, alongside fine views and easy access to Llandrindod Wells, the neighbouring town.

Approached from the A483, a gated driveway sweeps down to the property, and up to the integral double garage, and the front door of the property is protected from the elements via an enclosed porch. From here, a superb reception hallway has the benefit of a large understairs storage cupboard, as well as downstairs WC, and gives access into the main rooms on the ground floor. The main reception room is to the front of the property, and has the benefit of dual aspect windows, and a feature open fireplace, keeping the room snug during the winter months. An open archway from here gives access into the second reception, or dining room, which also leads on to a lovely conservatory overlooking the southern gardens. The hallway also gives access into a lovely kitchen/dining room, with ample space for food preparation, cooking and dining, as well having an external door to the rear, and door through to a useful utility room. The utility room also leads on to the aforementioned double garage. Finally, on the ground floor is an excellent study, perfect for working from home, should the new owners wish.

The accommodation continues to impress on the first floor, with the master suite boasting double built-in wardrobes, and an en-suite bathroom with separate shower cubicle. The guest suite has the same, with the slight change that the en-suite boast a double shower. The third bedroom is a further large double, and there is also a larger than average single bedroom. The first floor accommodation is completed by a modern family shower room, however the landing itself is large enough to be another useable room if required! The views from the first floor take in the pretty village of Crossgates, and further to some glorious Mid-Wales countryside.

Externally, the property benefits from the previously mentioned garage and driveway, and on the northern side of this generous plot, is a lovely private low maintenance garden, with hedged borders offering privacy, and ornamental stone pathways, with plenty of places to relax and watch the world go by. On the southern edge of the property, is a lovely lawned area, with timber pergolas, hedged borders, and a further secret garden area, with decking.

All in all, this is a truly unique and inspiring property, which must be seen to be appreciated in full!
