Polvinister Wood – 56.64 Ha (139.96 Acres)
Polvinister forms a very attractive and productive second rotation conifer woodland
located in a rare and unique setting combining panoramic views of the spectacular
west coast of Scotland with excellent timber growing conditions.
Following felling of the first rotation 2017/18, the woodland was restocked in 2018 with
predominantly high yield class Sitka spruce alongside pockets of well-designed mixed
broadleaves and mixed conifers. The mild, moist climate, created by the Gulf Stream
off the west coast, combined with fertile, well-drained soil across the site, provides
perfect conditions that has resulted in excellent growth rates of the conifer crops.
Yield classes of the spruce is estimated to be in the region of 20 and above and will
produce a significant volume of timber when maturity is reached.

An incoming purchaser has the ability to leave the crop to mature to felling age or may
look to benefit from a period of thinning in approximately 10 years, providing tax free
timber income.

The commercial element of Polvinister is enhanced by the inclusion of an attractive
former reservoir and lochan surrounded by a mix of mature conifers and open ground
that add biodiversity and amenity value to a productive, compact and rarely available
commercial woodland.

Polvinister also benefits from full planning permission for the development of three
