Description
River House offers accommodation within the main house with west facing mature gardens of 0.55 of an acre along with a spacious detached two bedroom coach house.
River House dates from the early 19th Century and has an elegant feel with period details, spacious rooms, high ceilings and good natural light. The house was originally four bedrooms now with three good size bedrooms and a spacious landing.
The house is approached through a panelled front door into a spacious maple floored hallway with cloakroom and access to a large basement/store room. The drawing rooms faces west and has a marble fireplace and access to a large terrace.
The hallway also provides access to the dining room with double doors through to the TV room. The east facing kitchen has a range of hardwood oak fronted units, work surfaces, double oven, hob and dishwasher. There is a door to the conservatory with quarry tiled flooring and a door to the side garden.
Stairs lead to an extremely spacious landing (formerly bedroom four) with access to all of the other rooms including the main bedroom with a large en-suite and wonderful views over the garden and meadows beyond. There are two further double bedrooms and a family bathroom with bath, shower, WC, wash hand basin and airing cupboard.
The basement/store was extended by the present owner to provide a large office/store room (it would benefit from some upgrading). At the rear of the property there is a raised terrace overlooking the garden.
Coach House
The Listed detached coach house has a separate access. On the ground floor there is a large open plan fitted kitchen, dining room and sitting area, with a separate study.
The first floor has two double bedrooms and a good size bathroom. Surrounding the coach house there is a secluded garden area with mature trees and shrubs.
Outside
For a town centre property the grounds and setting are truly exceptional, enclosed at the front from The Croft by walls and attractive railings.
There is a good size garage with utility room adjoining. A pedestrian gate leads to a formal front garden with large magnolia and views over The Croft.
The main area of the garden slopes down to the mill stream enclosed on one side by a wall with large Loggia overlooking the garden.
There is a mature shrub screen giving privacy at the rear. In the northern section of the garden there is a large greenhouse and vegetable garden with fruit trees. The grounds extend to just over ½ an acre.
Location
River House is a short distance from the town centre close to St Gregorys Church and the Catholic church. The Croft is an attractive area of greenspace running down to The Meadows.
This area has a lovely collection of mature oak trees. The house has a wonderful country feel in a town centre location.
Sudbury is a historic market town with a thriving community, both culturally and sporting. There is a twice weekly market and a railway station connecting to the mainline at Marks Tey. The town has recently seen the opening of the nationally important extended Gainsborough House Museum and a new arts centre in St Peters Church.
