Description

Best and final offers invited by 5pm, Thursday 3rd October.

Big, bright and park-facing three bedroom conversion apartment of 1177 square feet, with (stair access to) a delightful private lawned garden which faces south. You have a cute south-facing terrace to spire views as well; St. Giles Church is a local landmark.

The rare-to-market property is delivered over the upper (first and second) floors of a seriously dishy Victorian townhouse. Chain free.

Camberwell Church Street/Peckham Road is just a three minute walk for buses to Oval and Elephant & Castle tube stations and beyond. Or walk 15-20 minutes for Denmark Hill or Peckham Rye stations.

Glorious Brunswick Park is a pretty and historic one (more on that later!) with public tennis courts and a delightful cafe.

The shared main door (shared with the ground floor flat) is up steps to the front of the building. Your own front door is set ahead. At the top of the stairs, immediately ahead is a useful cloak/boot room.

Up to the main landing and you have two huge and high-ceilinged rooms to front and rear (of over 14 feet by over 13 feet, and over 15 feet by over 13 feet), which are connected/divided - as the mood suits - by sliding doors. Your front reception gets the front row view to park vistas, while your kitchen/diner looks south over gardens. Both aspects give you views of mature trees; you will enjoy following the seasons.

Your front room hosts a wood-burning stove and twin timber-framed sash windows. Your kitchen/diner has a large square double-glazed window plus painted-timber Shaker-style fitted units. These are teamed with wooden worktops and a traditional ceramic Butler sink.

This floor is completed by a sash-windowed single bedroom (of nearly 10 feet by nearly 6) which is currently enjoyed as a smart study/library. Yet another room with a view!

Take a few stairs up for an independent w.c. with traditional-style fittings, T&G detail and a skylight window. Then from the main second floor landing you have your sash-windowed bathroom (simple modern fittings here) and two double bedrooms of over 13 feet by over 9 feet, and over 12 feet by nearly 14). The front bedroom has generous custom-made built-in wardrobes.

But steps away, Brunswick Park was developed from meadowland from 1847, when Brunswick Square was laid out with an area of private communal garden in the centre. It was named after King George IV's marriage to Caroline, daughter of the Duke of Brunswick. In 1901 Camberwell Borough Council purchased the garden (then divided by a roadway) for a public park, which opened in 1907. Tennis courts and a playground were opened in 1937, and the park was refurbished by Southwark Council in 1997-99.

You can also stroll easily to Lucas Gardens and Ruskin Park. Burgess and Peckham Rye Parks are just a little further, and there is a sweet weekly Farmers' Market on Camberwell Green (Saturdays, 10am-2pm).

A few minutes from the flat, find Camberwell Church Street - the continuation of Peckham Road. The popular and buzzy centres of both Camberwell and Peckham are both so close.

We recommend highly: TOAD bakery, South London Gallery, The Camberwell Arms, Veraison Wines, Forza Win, Grove House Tavern, Theo's and Little Cellars.

Some Peckham treats of note are Peckham Levels, Peckham Plex Cinema, rooftop bars/eateries (Frank's Cafe, Forza Wine...), The Begging Bowl, Artusi, Il Giardino, The Coal Rooms, Levan and Peckham Bazaar.

Local leisure options include Camberwell Leisure Centre on Artichoke Place and Zen Yoga Studio on Camberwell Grove. Also Butterfly Tennis Club (also on CG).

For more options, Brixton, Herne Hill (don't miss Brockwell Lido here), Dulwich, New Cross and Deptford are a short bus ride away.
