There is a brick floor, exposed wall and ceiling timbers and the original mullioned windows and doorway to the side, that are now sealed. There is a casement window to the front and a high-level internal mullion window to the rear. Doors lead to the inner hall and stairs to the first floor and the kitchen/dining room, which is superbly presented with a wide range of limed oak base and eye level units by Lavenham Joinery with polished Verde Cascade granite work surfaces, inset four ring Smeg electric hob with oven below and integrated appliances including a Bosch fridge/freezer, Bosch washer/dryer and a Smeg microwave. The room enjoys insulated engineered oak flooring, French doors to the rear, a glazed door and window to the side and ¾ glazed double doors lead into a study/music room, which has two windows to the rear and engineered oak flooring. This room still has the plumbing for what was a cloakroom and houses the Vaillant wall mounted boiler.

On the first floor the landing has a small plantation shuttered window to the side and leads to two bedrooms, the master of which enjoys dormer casement windows to the front and rear and built-in wardrobes. Bedroom two has a casement window to the rear and a plantation shuttered window to the side. There is also a family bathroom.

OUTSIDE
The property has a large enclosed south facing garden, mainly laid to lawn with shrub and flower beds and borders, ornamental trees including a crab apple, a garden shed (measuring 9’7 x 5’11) and gravelled terrace area abutting the rear of the house ideal for alfresco dining. LOCATION
41 Prentice Street stands a short distance from the Market Place where the famous Great House Restaurant and Angel Hotel restaurant are located. The road contains many fine period houses and cottages and Lavenham itself is often described as one of England’s finest preserved medieval villages with its fortunes arising from the wool trade in the 15th and 16th centuries. The village has a magnificent parish church and a wonderful selection of ancient houses and cottages from Tudor timber buildings, through to Georgian period and the Victorian era. Today the village is very vibrant with the most active community and useful range of shops including a Butchers, post office, pharmacy, bakery, traditional grocers, a modern Co-Op, primary school and doctors’ surgery. There are also a number of interesting shops and galleries and fine public houses and restaurants.

DIRECTIONS
From Bury St Edmunds head south towards Sudbury on the A134 passing through the villages of Sicklesmere and Bradfield Combust. Take the left turning signposted Lavenham onto the A1141 and follow this road into Lavenham. Continue along the High Street eventually taking a left turn into Market Lane. Continue through Market Place, past The Angel Hotel and The Great House into Prentice Street and after a short distance, No 41, will be found on the right.
