Location
Glencruitten is located 1 mile from Oban, the unofficial capital of the West Highlands. Originally a small fishing village, Oban is now regarded as the 'Gateway to the Hebridean Isles', and more recently as the 'Seafood Capital of Scotland', and offers a selection of professional services, shops and cultural services including one of Scotland's oldest licensed distilleries.

Access
Access to Glencruitten is directly off Glencruitten public road to the entrance at point A1 on the sale plan by a servitude right of access. The woodland tracks between A2-A4 are owned and included in the sale. The property entrance is shown on the sale plan as A1 and used for management purposes only. Timber has previously been hauled via the north gate and to Connel by lorry and drag. Timber and harvesting machinery has also been hauled via the route to the south (A4) passed the quarry by agreement.

Internally, there are various well-maintained forest roads that provide access to most of the woodland. A 2m strip of land on the west side of the track between A3-A4 has been retained by a previous owner and is not included in the sale.

Glencruitten is a charming mixed woodland containing a core of commercial timber alongside areas rich in biodiversity and wildlife. It was planted between 1971 and 1988 with some areas now in their second rotation and planted with improved Sitka spruce that is showing excellent growth. Conifers account for 65% of the property with some approaching maturity and ready for felling in the near future. The previous harvesting records since 2013 show that the best crops generated well over 600 tonnes/ha and yielding over 75% logs.

Lot 2 comprises an area of mixed broadleaf regeneration that has established well. The area would make a lovely area for a hut with scenic views out over Oban and the surrounding mountains. The terrain is sloping and rises from 70m-135m above sea level ensuring good draining for the trees. The average rainfall in this region is 1,700mm, and the soils consist of fertile brown soils and peaty gleys. Additional management details are available from the Selling Agents.

Due to its proximity to Oban and the residential development along Glencruitten road, it is believed there is long term planning potential for residential development, subject to planning consent.
