Description

A charming three-bedroom detached lodge in a stunning rural setting within the Cotswold Hills.

Description

Cotswold Park Lodge sits on the edge of the Cotswold Park Estate amongst beautiful rolling countryside, with stunning views across open farmland and fields. The detached, single-storey lodge is wonderfully rural yet is less than two miles from the A417, connecting Cheltenham and Cirencester, and is the same distance from day-to-day amenities in nearby Rencomb. Most recently the lodge has been used successfully as a holiday let, and while it is perfectly well designed as a second home it would also make a lovely primary residence in an idyllic setting. The lodge has been recently renovated and is immaculately presented throughout in a modern interpretation of country style, featuring neutrally appointed walls, a cosy wood-burning stove in the sitting room and a contemporary kitchen with attractive white cabinets and contrasting tiles.

The accommodation is on the ground floor and is spacious and light, comprising a kitchen and dining room with good storage, a sitting room with access to the garden at the rear, two double bedrooms and a single bedroom, and both a shower room and a separate bathroom.

Outside
The rural setting is the highlight of this home, situated on a very quiet country lane in an extremely peaceful area. All around the house are fields used for grazing livestock, and there are many footpaths and bridlepaths locally in addition to the quiet, single-track roads. To the front the property is enclosed by railed estate fencing and there is a pretty path leading to the off-street parking on a private driveway. The gardens are beautifully landscaped and include a variety of trees, shrubs, roses and a large lawned space to the rear, with a patio perfectly positioned to take in the views over the surrounding countryside.

Location

Woodmancote is a small village which lies between the renowned Cotswold towns of Cirencester and Cheltenham, in an Area of Outstanding Natural Beauty. Both towns provide a wide variety of shopping, leisure and educational amenities with Cheltenham being well known for its literature, jazz and science festivals. Communications are good with access from Cirencester to the M4 and London via the A419, and the M5 via the A417. A regular train service from Kemble to London Paddington takes about 75 minutes.

Sporting activities in the area include racing at Cheltenham, water sports at the Cotswold Water Parks, golf at Cirencester Golf Club, just up the road from the property, polo at Cirencester Park and fishing with local syndicates. There area is particularly renowned for its equestrianism and there are many livery yards and training establishments locally, as well as spectating opportunities at Badminton and Blenheim horse trials. There is a choice of excellent schools in the area including Rendcomb College almost on the doorstep, Hatherop Castle School, North Cerney Primary School, Beaudesert Park, Westonbirt and the Cheltenham Colleges. There is a village shop and Post Office in both Rendcomb and Stratton, and a doctor's surgery at Rendcomb.

Directions

From Cirencester, proceed east out of town and at the Beeches roundabout, take the first exit onto Grove Lane/A417. Follow the road for about one mile and then bear right onto the A435 signposted Cheltenham. Continue for about 4.5 miles and then, after the turning to Rencomb on the right-hand side, bear left onto a single-track lane signposted Eycot. At the Y-junction bear left and then, after a short distance, turn right onto a single-track lane signposted Winstone. The property will be found on the left-hand side after about half a mile.
