Location

The house enjoys a splendid rural setting about 0.8 miles from the small village of Kingscote, which has a village hall and a church, around six miles northwest of Tetbury, a popular and lively traditional Cotswold market town well known for its 17th and 18th century architecture. Historically, the town was known for its wool market and more recently antique shops but today boutique and specialist shops, together with cafes, an award-winning bakery, restaurants and bistros have come to the fore. There is superstore shopping on the edge of town and a wider choice of supermarkets, shops and leisure facilities in nearby Cirencester (17 miles), Dursley (5.3 miles) and Nailsworth (3.4 miles). There is a pub and a church in Kingscote.

There are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes. There is good access to the M4 and M5 towards Bristol and the A419/A417 on the other side of Cirencester. The main regional centres include Cheltenham, Bristol and Swindon, all of which are within daily commuting distance.

There is a good choice of private and state schools in the area including Westonbirt, Rendcomb College, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Water Park, motor racing at the Castle Combe circuit and racing at Cheltenham.

From Cirencester, take the A429 west and proceed on the Tetbury Road for approximately 12 miles. With the police station on the left, turn right onto the A4135, signposted Stroud/Dursley. After approximately 3.5 miles, after passing Calcot Manor & Spa on the right-hand side, turn right at the traffic lights onto the A46 and then take the next left. Continue for about one mile and then turn right onto the private driveway, where the house can be found in the middle of the three properties.
