Description

Summary:

Bryan Bishop and Partners are delighted to bring to the market this superb four bedroom, three bathroom country house situated in the ever popular village of Tewin. This thoroughly impressive family home represents the absolute best of Hertfordshire village life, enjoying close to 3000 square feet of perfectly proportioned and intelligently designed modern living space, a rarely found and very appealing roof terrace and an attractive traditional exterior with large gardens to the front and rear with countryside and woodland views.

Accommodation:

The light oak front door welcomes you into a clean, bright hallway featuring a beautiful oak staircase that turns elegantly as it rises to the first floor. From the hallway are light oak doors leading to the living room, the large office, a convenient guest cloakroom and the extensive kitchen/dining room. This remarkable property exhibits a clean, crisp and elegant style throughout and the lovely hallway absolutely sets the tone for the rest of the house.

The office, which is much larger than usual, is a fabulous space for working from home. The office furniture itself is a bespoke fully fitted contemporary fit out. Well positioned for privacy yet staying connected to the rest of the house, it has two windows to the front and a really useful unit providing shelf and cupboard space for all your paperwork.

The living room is large and well shaped, allowing you many options for how you style the furniture layout to best suit your lifestyle. This room is easily big enough to incorporate a formal dining area if needed. Bathed in natural light from the two windows to the front and the two sets of sliding glass doors opening onto the rear patio, this is a super room for spending family time together as well as entertaining.

The kitchen/ding room is a wonderful centrepiece and is sure to become the heart of the home in no time. Again there is plenty of space to allow you the flexibility to furnish it your way, but ably supported by extensive fitted units which easily accommodate all the usual appliances, as well as a large breakfast bar which can seat 4/5 people comfortably for quick and casual dining. The dining area connects seamlessly out to the large rear patio via sliding glass double doors and a fully glazed single door and is bathed in natural light as a result. A super room for entertaining at any time of the day. As you would expect from a house of this size and quality, there is a separate utility/laundry room accessed from the kitchen.

Adjacent to the kitchen is a nice snug/family room with a window to the front aspect. A great room for casual relaxation with the family, maybe a large TV and/or a gaming area.

The kitchen also opens out onto an inner lobby, via which there is easy access into the rear of the garage and a super additional room with double doors into the rear garden, Currently used as a gym, this room would also be an excellent studio/workroom.

The wooden staircase curves up to a lovely galleried upper hallway, lit by a window to the rear and providing doors to each of the four bedrooms, the family bathroom with separate bath and shower, and the charming roof terrace. This is a wonderful feature, readily accessed from the upper hallway as well as one of the bedrooms, and gives a stunning view across into the woodlands beyond the rear garden as well as an idyllic protected outdoor space for that welcome glass of something cold at the end of a hard day.

The four bedrooms are all well proportioned. Three of them have fitted cupboards/wardrobes and two of them enjoy luxury en suite shower rooms.

Exterior:

Set in a quiet, extensively wooded area of the super village of Tewin, this property is surrounded by other large houses all set well back from the road, giving a great feeling of space, privacy and exclusivity. The large attractively block-paved driveway offers parking for a number of cars and access to the house and garage, running alongside the large front lawn. To the rear of the house is a wonderful full-width patio area, simply perfect for entertaining, and easily accommodating a wide range of garden and outside dining furniture. Beyond the patio the garden slopes gently away from the house, giving a stunning vista from the patio and the roof terrace as the large lawn transforms into a landscaped woodland area at the far boundary. A beautiful, naturalistic garden to be enjoyed just as it is, or developed to your own taste, and with a convenient separate side access directly from the front of the property. Tucked away conveniently at the bottom of the garden is a modern outbuilding with water and electricity. Both front and rear gardens benefit from a well hidden professional irrigation system.

Location:

The attractive village of Tewin, arranged around two village greens and nestled between Welwyn Garden City and Hertford, is a highly desirable and sought-after residential area. The property is located on the northern side of the village, which provides excellent local amenities including a community-owned village store/cafe/post office, two pubs, an historic parish church and a thriving primary school. The latter has a swimming pool, which is open to families during the summer holidays. The Memorial Hall hosts many community and social activities and other events. Sports are catered for by popular cricket, tennis and bowls clubs. Nearby Tewinbury Farm boasts hotel accommodation, dining and entertainments. The nearest railway station is Welwyn North, less than 2 miles away, which provides fast regular services to London King's Cross in just 20 minutes. Access to the A1(M) J6 is only 3 miles away. The nearby towns of Welwyn Garden City, Hertford, Stevenage, St Albans and Hatfield also ensure that a wide array of facilities are within easy reach.

Bryan Bishop and Partners

doesn’t change but continues...

By Martin Bishop FNAEA

After 40 years at Bryan Bishop and Partners and 30 of those at the helm dealing with some of the finest properties in the area, there comes a time when one needs to look to the future. I still love the job I do but felt it was time to make some changes and search for a younger person to assist me in moving the company forward.

I interviewed several people without success and then, as if by fate, I was introduced to someone who I thought would be an excellent addition to Bryan Bishops. His name is Ben Shaw. Ben lives in Tewin with his wife Lauren and two young children and had worked in estate agency for 14 years. We got on immediately and he joined me as a partner of the business in November 2021. Over the last eight months Ben has proved to be an invaluable asset, he has a very professional and likeable manner and has a proven track record dealing with the upper end of the market. He has brought new ideas to the business and has already built up an impressive list of clients in and around the Welwyn area.

Estate agency is a very competitive business but I am completely at ease knowing I have someone I can trust to uphold the traditional values and approach that were taught to me by my father, Bryan, who started the business over 50 years ago.

Ben is 34 years old but has a maturity of someone much older, he has the advantage of youth and a work ethic only derived from being being passionate about the job he does.
