Description

Redhill House is a striking home with a wonderful aspect over the neighbouring countryside and beyond to the Mendips. Designed and built in the Arts and Crafts style, it offers well-presented and spacious accommodation with features such as mullion windows with leaded window panes, block wood flooring and fireplaces fitted with wood burning stoves. The central reception hall is flanked by a library and a study. The library has a wonderful, curved bay window with window seat perfect to sit and enjoy the view of the garden. The study benefits from rural views towards the Mendips, both have wood burning stove. The dual aspect sitting room has a five-panel window with the same wonderful rural views and a Bath stone fireplace with wood burnings stove. The spacious kitchen/breakfast room has shaker style units along two walls so there is plenty of room for a large dining table. It also has a pantry with a superb old butler’s table as well as a practical utility room and direct access to the gravel side garden. On the first floor the principal bedroom has far reaching views over the fields towards the Mendip Hills; it is served by an en-suite shower room. There are three further bedrooms on this floor plus the main bathroom. The second floor is of note, perfect for teenagers or guests with a spacious bedroom and a charming landing/study area. What would have been another double bedroom is now a kitchenette/sitting room and shower room.

Annexe: A major feature of Redhill House is the self-contained annexe. Currently used as a yoga studio, this large room could be re-designed depending on your requirements, it is already fitted with a shower room.

Outside

The grounds of Redhill House cover 0.67 acre. Electric gates open to a gravelled area bordered by planting leading to the side parking area. With no immediate neighbours, the gardens are private with a stone terrace wrapping around the front of the house with steps leading down to the formal lawn bordered by herbaceous borders, mature shrubs and trees including some stunning Sycamores. To the side, the garden continues and runs adjacent to the neighbouring fields. This part has a more naturistic feel with mown paths meandering though the grasses to the vegetable beds, green houses, outbuildings, and a raised seating area, to sit back and enjoy the view.

Situation

Red Hill is located in an elevated position on the edge of the village of Camerton just six and a half miles from Bath Spa Railway Station. The village is surrounded by wonderful countryside and also the neighbouring village of Timsbury benefits from a wide variety of amenities, including a popular Church of England Primary School, a shop, country pub and the recent addition of a tearoom. The village is well placed for commuting with access to both Bath and Bristol via the A37. The south of Bath is often sought after due to the number of excellent schools nearby including on the southern slopes of Bath, Beechen Cliff, Hayesfield, and Ralph Allen. In the private sector there is a choice of Prior Park College, King Edwards, and Monkton Combe. The University of Bath is also to the south of Bath. As well as the fine restaurants that Bath offers, the private members club, Babington House and the popular hotel, The Pig are both located in villages to the south of Bath.
