Description

This beautifully maintained Georgian country house is surrounded by farmland and the Stodmarsh Nature Reserve. There is a large in-and-out gravel driveway and a curved lawn leading to the detached Clock House annexe and the impressive entrance. The double front door opens into a dual aspect vestibule with the original Georgian staircase and slate flooring that flows through to the inner hall and kitchen.

A charming study has a lovely open fire, while double multi-pane doors open into the dual aspect sitting room with its ceiling rose and modern log burner. The inner hall includes a cloakroom and an external door. In the kitchen there is a Smeg range cooker, shaker style units with oak worktops housing appliances and an island with a circular sink. Steps lead up to the open plan dining area with solid oak flooring that continues through bi-fold doors to the stunning garden room that has a large seating area, windows on three sides providing lovely views and bi-fold doors to the wraparound terrace. The lower floor includes a sitting room/cinema/games room.

The first floor galleried landing has three double wardrobes and windows providing impressive views. There is a family shower room and four double bedrooms including one used as a dressing room and the dual aspect main bedroom with an en suite shower room and bi-fold doors onto a roof terrace offering panoramic views.

Outside, the terrace includes a hot tub, seating and eating areas. There is a garden hut, a large lawn surrounded by trees and close board fencing, an impressive herb, a large garden shed/workshop and parking for two cars inside solid wood gates.

The self-contained Clock House is currently an upmarket holiday let and offers a successful ongoing business opportunity as in 2023 it generated £30,000. Alternatively it would make a charming home for family members. It has been beautifully converted with oak fittings including the front door, window frames and French doors to a private courtyard. There is a large living space with a kitchen and dining areas, a shower room and two double bedrooms.

What the Owner says:

We loved this property and the surrounding countryside when we first saw it six years ago. We have enjoyed enhancing the property, including creating the annexe and updating the bathrooms but we now need to move nearer to our family.

We can walk across the marshes to the Red Lion at Stodmarsh and we are just over a mile to Wickhambreaux with its village hall, Rose pub and a primary school rated Outstanding by Ofsted, while nearby Ickham offers The Tor Spa retreat and the Duke William pub. Canterbury is just over six miles with its first class private and grammar schools, historic buildings, high street stores, theatres, universities, golf and sports clubs plus Canterbury West station where high speed trains can whisk you to St Pancras in under an hour.
