Homeville is a handsome period property built a century ago, recently renovated to high standards and with much sympathy to its history. There’s bright, spacious accommodation, alongside a walled garden, an outbuilding, and ample off-road parking.

The Property

Homeville was quite different when built in 1904. Today, the exterior retains its Edwardian appearance, while inside showcases a combination of traditional and contemporary style. The owners bought the home in 2016, and soon set to work stripping back to bricks and rafters. They lovingly renovated over three years, going to great lengths to ensure materials and features reflect its origins, including wrought-iron fireplaces, column radiators, sash windows, even reclaimed roof tiles. They also rewired, replumbed, increased insulation and replaced the boiler (there’s now smart heating with remote control).

Stepping inside, lots of natural light flows in, and airiness comes from high ceilings. Engineered oak flooring covers the ground floor, and soft wool carpeting spreads across the first floor, with original brass details up the staircase. Every room has been well decorated, and the whole house is immaculately kept.

To the front are two reception rooms, both with a fireplace and a bay window, and the larger of the two with built-in storage. These are flexible for whatever you might need, whether that be a playroom for little ones, a formal dining room for hosting friends, or an office for homeworking (the property has high-speed fibre internet to the premises). The owners have a secluded workspace in the cellar, but this is versatile for a variety of uses. It’s tanked and insulated, and integrated with the rest of the house for lighting, power and heating.

Across the back of the house is the open-plan accommodation. The kitchen is fitted in Shaker-style cabinetry with quartz worktops, offering loads of storage and surfacing. Integrated appliances are all Bosch, including a fridge/freezer, a dishwasher and a microwave. There’s also space for a range cooker in the kitchen, and a washing machine in the adjoining utility room. The dining area is generous enough for both a sofa and a table, and there’s a peninsula for casual bar seating. Lastly on the ground floor is the cloakroom, tucked into the utility.

Coming up the stairs, the first floor has four double bedrooms, granting children of all ages their own spacious sanctuary. Bedroom one has bespoke wardrobes, and bedroom four has a fireplace. The loft has been part-boarded for more storage, and this has the possibility for conversion (stp). Finally is the bathroom, which is a superb size for a family. There’s a wc, a sink, and a panelled bath with a period-style waterfall shower. The walls behind the bath are fully tiled for showering and to protect from splashes.

The Plot

The plot here is a good size, with a low-maintenance frontage and a walled rear garden. The shared driveway up the side of the house leads to private block-paved parking for four cars, space for more in front, as well as a small lawn area.

The land Homeville sits on was once an orchard, hence the apple tree in the garden. The owners removed about 20 tonnes of soil to level the land out, and the garden now has neat lawns, a planted bed and border, plus a full-width patio for sitting outside in the sunshine. There’s a back door from the dining area onto the patio, making eating al fresco easier. Being walled, the garden isn’t so affected by strong winds, and the boundaries are safer from flying footballs. There’s a gate to the side, and a rear gate leads to the parking and the outbuilding.

The brick outbuilding, once a pig shed, affords substantial storage, but could be used as a workshop or a gym. There may be potential (stp) to create an annexe.

The Position

Northcroft is a no through road mere minutes from the centre of Sandy. Within a short stroll of the address are shops, services, pubs, restaurants and takeaways, as well as sports facilities, greenspaces and the River Ivel. The Sand Hills are only 300m from the front door, for getting straight out on a woodland walk. The town has schooling for all ages, with the majority rated ‘Good’ by Ofsted, and all within walking distance.

Sandy is located along the A1, and has a mainline station into London, making it an ideal spot for commuters to set up home. Milton Keynes and Cambridge city centres are around 40 minutes away, and Bedford and St Neots town centres are around 20 minutes away.

Options for weekend activities in the local area include the RSPB nature reserve, Moggerhanger Park, Shuttleworth, the Greensand Ridge and cycle route 51. There are also golf courses nearby, and Wyboston Lakes for a relaxing spa day is only a short distance from Sandy.
