A remarkably roomy retirement cottage in tranquil location just off the High Street within the town's Conservation Area. Benefiting from a charming courtyard garden and garage, this beautifully presented home is offered as an end of chain sale.

THE PROPERTY:

This delightful modern interpretation of a cottage features an attractive façade in the Cotswold vernacular style, enhanced by red brick quoins and decorative detailing above the windows. Upon entering, you are greeted by an elegantly proportioned hall with a convenient shower/ cloakroom.

The light-filled, double-aspect living room includes a distinct sitting area with a charming gas coal-effect fire and a wide opening to a separate dining area. A heated conservatory offers an ideal spot to relax and enjoy the private part-walled courtyard garden, which benefits from a pedestrian right of way to the end of the terrace. An old high stone wall shelters this area, ensuring privacy.

Upstairs, a generous galleried landing provides a versatile space, perfect for a study or reading nook, with a window that captures the southern sun. Both double bedrooms are spacious and come with commodious fitted wardrobes, while a neat bathroom with a white suite completes the accommodation.

The property is kept comfortable year-round with gas central heating featuring thermostatically controlled radiator valves and double-glazed windows. Additionally, a single garage, as shown on the site plan, provides secure parking. Residents can also enjoy the use of well-tended communal gardens, offering a serene outdoor retreat.

This home truly combines character, comfort, and convenience in a desirable setting.

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £60 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us issuing a memorandum of sale, directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.

SITUATION:

The property is central, yet tranquil location in a private road off the High Street behind the town's museum.

Witney was recently described in the national press as a "beautiful 'must-visit' Cotswolds market town" and is about 10 miles to the west of the dreaming spires of Oxford. Its location on the banks of the River Windrush led to the manufacture of high quality blankets known the world over until the last mill was closed in 2002. Some manufacturing remains and the town is home to Christy & Co - hat makers since 1773 to people such as the Royal family and Don Corleone in the Godfather films!

Much of the town's fine architecture reflects the wealth of the woollen trade in its heyday. The rich variety of shops, good schools, street cafes, and excellent sporting facilities coupled with higher order services that include a hospital greatly add to the quality of life.

Oxford is also easily accessed via the A40 and at Hanborough station (c.7 miles) there are regular trains into London Paddington (journey time 69 minutes) and to the dreaming spires of Oxford (10 minutes).

Alternative, services to London Marylebone are available from Oxford Parkway (c.13 miles, journey time 75 minutes).
