Description

Restored stone house tucked away in a in a beautiful, quiet location, with pretty garden and lovely views.

Originally an old Tuscan farmhouse, the property has been renovated to a luxurious standard but with careful preservation of all the character details - old beams, cotto floors, a cosy fireplace.

The large sunny garden has complete privacy, with beautiful views over the surrounding hills. There is an open air jacuzzi, from where you can admire the starry sky at night, and a large picnic table to drink an 'aperitivo' in the garden in the evening or have a BBQ, while watching the sun set over the Apennine mountains. There are no neighbours, so complete privacy is guaranteed.

Entrance is to the first-floor living - dining room with fireplace, well-equipped kitchenette, and mezzanine. Downstairs are 2 bedrooms plus a bathroom with shower. The living - dining room opens into the pretty garden, while both bedrooms have doors to a sweet, stone-flagged loggia overlooking the ancient village chapel.

Central heating, and in excellent condition throughout.

The house is well established as a rental property and is sold to include all furniture including the hot tub, as well as the website and rental tools if required.

The property is set between the medieval walled town of Fivizzano (approx. 10 minutes by car), and the scattered mountain town of Comano (approx. 15 minutes). Fivizzano, often referred to as the 'Florence of Lunigiana', is a medieval walled town both beautiful and practical with supermarkets, restaurants and coffee bars. The bustling town hosts many cultural events over the summer with concerts in the piazza, re-enactments of medieval parades, and a popular food festival. There is a hospital, schools and a selection of shops in the town. Comano is a centre for walking, horse riding and mountain biking, with amenities including a pharmacy, post office, bakery, tourist information centre, two family-run bar-restaurants and a pizzeria.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the spectacular Ligurian coastline is close by. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing in the summer. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.

Distances: Fivizzano 5km, Aulla (motorway and trains) 20 km, Lerici (beaches) 45 km, Cinque Terre 60 km, Lucca 100 km, Pisa (airport) 105 km.
