The double fronted nature of the house is appealing with rooms set off the central hall to your left and right. On the left is a good sized study with views to the front of the house. A fireplace provides a central focus to the side of which is a cupboard which houses the fuse board. A door from the study takes you through to a most wonderful drawing room full of light and space. Large, double floor-to-ceiling windows with original shutters are set either side of French doors out to the gardens. There is a central marble fireplace with acanthus leaf motif and fine ceiling cornicing. Back to the hall and to the opposite side is a substantial dining room; again, you find large windows with views to the front of the property with original shutters and attractive stripped timber floors. There is a doorway through to the kitchen. To the rear of the main hall is a lobby with beautiful coloured glass windows, and access to the garden. A door under the stairs gives access to a generous cellar. To the rear of the house the hall continues through to an attractive and cosy snug or TV room. From here, you then find the kitchen which is a very good size with plenty of fitted blue units topped with wood block worktops. The window is particularly of note as it has a secondary glazed panel with intricate stained-glass work and stripped pine shutters to either side. Appliances include a Bosch dishwasher, under-counter fridge and oven. In addition, there is moveable pitch pine central island. To the rear of the kitchen a door leads through to an excellent sized utility room and downstairs cloakroom.
To the side of the kitchen a back door leads out to a courtyard and to the workshop. This is integral to the house and has a small upstairs section which is handy for storage. On the ground floor there is plenty of space for tools and garden implements and here you find the Vaillant boiler and gas meter.
Upstairs, the bedroom accommodation is well laid out. On the half landing there is a charming little area with window seat enjoying views over the gardens. The top landing to your right leads to a spacious master bedroom suite which provides a substantial bedroom, bathroom with shower and bath, and dressing room. A glazed door leads to an attractive balcony with views to the south. There is also a good-sized cupboard. Bedroom 2 is also very spacious and has its own Jack and Jill ensuite shower room giving access from the hallway as well. Bedroom 3 has lovely views over the gardens and an ensuite bathroom. A door leads to a hallway with two further bedrooms (4 and 5), a separate WC and a laundry room plumbed for a washing machine and dryer with a handy airing cupboard for the hot water cylinder.
Garden and Grounds
The gardens are particularly attractive. The rear gardens are mainly laid to lawn with classic herbaceous borders on the western side. Bath stone walls flank the garden on the east and western sides giving the perfect backdrop. A beautiful old wisteria cloaks part of the rear elevation of the house. Centrally, at the end of the lawned area, is a large flower bed which has some very fine perennials and the most glorious large magnolia tree. Hornbeam hedging leads through to the rear area of the garden where you find a kitchen garden which has provided excellent vegetables. To one side is a double garage which is accessed via Walnut Drive, the unadopted lane to the rear, and a door from the garden. Among the vegetable beds there is a small pond, a stone built equipment store that was originally stables and various compost bins. A pathway leads you back to the main gardens. The front garden is equally special. The large, gravelled driveway is flanked by two small lawns with more fine herbaceous plants and shrubs. Notably, there is a handkerchief tree planted by our clients some years ago and also a fine ginkgo. There are original wrought iron black double gates which are electrically operated and there is also a pedestrian gate.
The Annexe
In recent times our clients have rented out the apartment. It has its own metered gas and electricity while water is split with the main house. The entrance is to the east side of the house and leads you through to a main living room, kitchen/dining room, two bedrooms (one with en suite bathroom) and a separate shower room. In the kitchen there is a Viessman boiler and French doors lead out to a private garden and side access to the front of the house.
Location
Oldfield Road occupies a prestigious position on the southern slopes of Bath. It is conveniently located close to the extremely popular Bear Flat and Moorland Road shopping parades and also to the City Centre.
Nearby schools include St John’s and Widcombe primary schools, Hayesfield secondary school for girls and Beechen Cliff for boys. There are a number of doctors’ and dental surgeries on hand. Bath Spa railway station is nearby and offers access to both Bristol and London Paddington (approx. 75 minutes).
