In regard to the permitted plans for the 4 unit scheme, the existing bungalow, Greenside is thought to have been built in 1954. The outbuildings proposed to be demolished are predominantly farm type barns and a timber framed office. Certain elements are known to be asbestos / cement (roofs) which require specialist attention and monitored disposal of any asbestos based material in accordance with the Control of Asbestos Regulations 2012 and industry best practice. The site is currently used as a builder's yard and workshops, for which an Established Use Certificate was issued on 29th January 1985 Ref: 1/1720/84 (1158) confirming Local Authority Approval for this use. The application to which this DAS applies is therefore proposed on brownfield land.

The access will be direct from London Road, serving just these homes.

The proposed dwellings are traditional style, and are intended to offer a 'modern cabin' appearance, with timber buildings with timber external wall cladding to the upper level and painted rendered blockwork at the lower level. Slate covered roofs. Good levels of solar controlled glazing will contribute to passive heating benefits and minimise the need for daytime lighting. It is also intended to maximise the rural vista benefits for the occupiers.

Being a modest development in a rural area, the drainage strategy is to direct the new foul discharge to individual treatment plants.
Solar panels are proposed to be fixed at roof level.
The use of air source heat pumps is also proposed.

Prior to occupation, each dwelling shall incorporate one Electric Vehicle (EV) ready domestic charging point and it shall thereafter be retained.

All public right of way routes (Langley footpath 014) shall remain undisturbed and unobstructed at all times unless legally stopped up or diverted prior to the commencement of the development hereby permitted or closed temporarily for the purpose of works on the footpath, by a Temporary Traffic Regulation Order, Road traffic Regulation Act 1984. The alignment of any public right of way shall be protected by temporary fencing/signing in accordance with details first submitted to, and approved in writing by, Highway Authorities Rights of Way Service throughout the course of the development.

Primary state education is available in the villages of Codicote and Preston, with State secondary education in nearby towns such as Hitchin Boys' School, Hitchin Girls' School and Monk's Walk School. Private schooling is well catered for in nearby towns including Sherrardswood, and Datchworth Schools.

Mainline railway stations can be found at Hitchin (London Kings Cross 25 minutes). Stevenage and Knebworth also provide the commuter with rail links into London. The A1(M) and the M25 provide access to the national motorway network.
