Description

Description

Nestled on the picturesque Eastbourne seafront, the Port Hotel offers a unique blend of modern luxury and classic charm. This award winning & design-led hotel is dramatically dark on the outside but the interior is soothingly mellow. Port’s subtle palette reflects its location. Soft sand, chalks and earthy tones mirror the pebbles on the beach, with the muted echoey greens reflective of the wind blow grass of the south downs.

The hotel itself has been the recipient of many press articles and awards including:

• Glamour magazine Best UK Hotels
• The International Hotel & Property Awards 2021 global winner – under 50 rooms
• The Sunday Times Top 100 Best British Hotels
• Conde Nast Traveller article -

…and many more!

It has also been reviewed many times on TripAdvisor and has recently won the Travellers Choice Award for 2024. It currently has 210 reviews with a rating of 4.5/5.

Location

Eastbourne is a well known and very popular town situated on the East Sussex coast and offers many well-known visitor attractions, as well as the good shopping and other leisure facilities within the town centre.

Furthermore, there are excellent road and rail connections to London and the surrounding areas. Polegate train station is only a short bus ride away car ride away and is only an hour and 23 into London terminals.

The Opportunity

Our clients are looking to sell to concentrate on other projects.

The business operates extremely well, has won numerous awards and has a very high TripAdvisor rating. It is the epitome of a ‘turn-key’ operation.
It has been renovated throughout and won design awards for its style so there is also no need for any kind of CapEx spending for a new owner to consider.

The owners have also had plans drawn up (and are available upon request) for additional rooms in a neighbouring building which would have to be negotiated on separately.

You could also re-introduce a full events schedule as well as bringing the dining in-house again to benefit from the full revenue it delivers. Currently it is outsourced to a local chef who provides a small percentage to cover the restaurant's usage.

Business Rates

Current rateable value (1 April 2023 to present) is £29,000.

This is the rateable value for the property. It is not what you pay in business rates or rent. Your local council uses the rateable value to calculate the business rates bill.
