Description

Dating back to the late 19th Century and tucked away towards the end of a small private cul-de-sac, Smithy House is a delightful stone built detached home. Over the years the original house was further extended to the side and rear and it now offers versatile family accommodation over its two floors. The house sits in level, sheltered and beautifully presented gardens and is located close to the heart of the conservation village of Cardross.

On entering the gardens, a monoblock paved driveway provides parking for several cars and to the front, side and rear there are lawns. The enclosed rear gardens also feature a patio area and mature shrubs. The gardens are perfect to the rear for children to play in safety and various trees are dotted around the gardens, with fencing on the periphery. There is also a greenhouse and garden shed.

On entering the property, a bright outer vestibule opens in to a welcoming reception hall and from here a staircase ascends to the upper landing. To one side of the hall is a comfortable lounge which has windows on two walls and features a period style fire surround with living flame gas fire. On the other side of the hall is a separate, formal dining room with window to the front. The dining room gives access through to a modern well fitted kitchen which has an inbuilt oven, hob and hood, washing machine and fridge/freezer. Next to the kitchen and semi open plan is a lovely breakfast/garden room area with patio doors out to the gardens themselves. Also on the ground floor is a double bedroom to the front of the house and adjacent to this is a shower room with shower enclosure, wc and wash hand basin.

Moving on to the upstairs accommodation, the landing gives access to two generously proportioned double bedrooms (both with built-in wardrobes) along with a third single bedroom which could be used as a study/home office. There is also a modern refitted shower room on this floor with a walk-in shower, vanity wash hand basin and wc. The house is warmed by a system of gas fired central heating and comes fully double glazed.

The location is fantastic, being quiet, almost traffic free and yet within easy reach of the centre of Cardross which is a beautiful and picturesque village, close to Dumbarton and Helensburgh. The village has a great primary school and provides good local shops (including a Co-op convenience store), together with a golf club, bowling and tennis club, a local pub and train station with services in one direction to Helensburgh and in the other to Dumbarton, Glasgow and Edinburgh. Cardross is just a short drive from Helensburgh and Dumbarton, both of which offer further and more extensive amenities. EPC Band - D.
