AGRICULTURAL LAND
The land has two access points both directly from the A5, there is a cutting through the land from an old railway this divides the land into two blocks. The land and buildings in total extend to 29.45 acres (11.91 hectares).

The land predominantly comprises unimproved pasture that has been grazed by livestock, along with a small area of woodland immediately adjacent to the buildings. The land is divided by fencing and hedgerows with mature tress interspersed throughout the land.

The previous occupier had erected a number of stables on the southern boundary these have now been removed, but offers the opportunity for a purchaser to erect additional stables if desired.

The land to the east of the old railway lies wetter with there being an area of standing water which could be further enhanced as a feature.

Overage

Location

The land is located under 1 mile to the east of the village of Norton Canes and 5 miles to the south east of Cannock and Birmingham lies to the south. Cannock has a wide range of amenities for a large town including, supermarket, hospital and diverse range of shops. The property is excellently positioned with access directly onto the A5, junction 11 of the M6 lies 5 miles to the west, Junction 1 of the M54 is 7 miles from the subject property.

There are regular trains from Birmingham New Street to London with fast trains taking approximately 1 hour and 20 minutes.
