Adjacent is the large and light master bedroom, of over 13 feet by nearly 15 feet, and carpeted. A pair of west-facing windows (with smart slimline radiators underneath) deliver green views over gardens. A beautifully quiet, tranquil space, with the pleasant sound of birdsong drifting through the windows, it is hard to believe you are in London! A large built-in artisan cupboard/closet provides ample storage space.

Finally, off your L-shaped hall is the independent kitchen with west-facing sash. Enjoy modern white units here, and these are teamed with wooden worktops and a smart tiled floor.

What's around? Hilly Fields (walk 10 minutes) is a brilliant public green space with sports courts, playground, cute cafe, and even a stone circle! Its summit stands 175 feet above sea level - offering incredible panoramic views. Other local parks include Ladywell Fields and Telegraph Hill Upper and Lower Parks, plus Brockley and Ladywell Cemetery.

Brockley Market (a vibrant community hangout loved by foodies, and founded by one of your neighbours) is but a five minute walk from your door. The Talbot pub is a nice local with fairly new management and a pleasant garden. Middleton Deli is a good tip for fantastic coffee, pastries, brunches, and fresh loaves. Browns of Brockley, a staunch favourite with local coffee lovers, is 12 minutes away.

Brockley has strong independent bars and restaurants such as Ellary's and L'Oculto and cool bars: Brickfields and Joyce, and you've got Brockley Brewery of course, if tap room is more your style.

The Deptford High Street area - including Deptford Market Yard - is very trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate SALT, Marcella, Isla Ray's, Stockton and Villages. Deli X is great for bread, coffee and suchlike.

Central New Cross is close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we rate The Earl of Derby, The Rose Inn, and Fat Walrus. Meze Mangal (on Lewisham Way) serves up good value Turkish food. Central Lewisham's handy for mall shopping and markets, plus a modern leisure centre with pool.

Peckham's thriving cafes, bars, galleries and restaurants are a mere bus ride away.
