Description

A Versatile Three Bedroom Detached Property with an Annexe area and great leisure facilities for entertaining.

What We Say at The Zoe Napier Group

This property felt a very happy home, set up for entertaining in mind. Our client has made many improvements and built the detached pub in the garden during lockdown! The interior is hugely versatile. The former owners used the dining room and (now) utility room as a separate annexe with its own front door, which could easily revert, if needed.

What The Owners Say

We can genuinely say that we love it here. We love the area, and the neighbours are all are great people. This is the saddest part about selling. We have had so much fun entertaining and the house really works for that, including the covered BBQ kitchen and outdoor facilities designed to have fun rain or shine. We have decided to downsize.

History & Background

An attractive chalet style bungalow which is deceptive of its size from the front elevation, where there is parking for several cars. The property stands on a substantial plot of 0.3 of an acre which includes a garden area and a large open paddock/meadow.

The well-presented interior offers versatile three-bedroom accommodation where stairs lead to the first floor main bedroom with a traditional style bath tub in the room and a separate WC. The remaining bedrooms are on the ground floor, accompanied by a bathroom and an additional shower room in the former annexe. This space is currently used as a spacious dining room where there is a utility (or kitchen for an annexe) with a separate front door.

The luxury fitted kitchen/breakfast room benefits from numerous integrated appliances, with doors which lead out onto the raised terraces.

Setting & Location

The property is situated on South Hanningfield Road, a highly sought-after address in a prime semi-rural position backing onto farmland. South Hanningfield is an exclusive village, known for the vast 870-acre Hanningfield Reservoir which is a nature reserve and discovery centre. The reservoir is a site of special scientific interest and attracts a wide demographic of people from keen ornithologists to fishing and those just wanting to enjoy the view from the centre’s café/restaurant. There is a wide network of public footpaths in the area for scenic country walks and also The Windmill pub/restaurant.

South Hanningfield lies approximately 8 miles to the south of Chelmsford City and 15 miles from the City of Southend. The conveniences of good road networks in the area include the A130 which links the A12 for the M25 and A127 for the A13 into London. The nearest station is Wickford 4.2 miles away and there are numerous picturesque villages surrounding the property. These include West Hanningfield, East Hanningfield and Stock (each having great eateries).

Ground Floor Accommodation

Access leads into the long entrance hall with attractive white internal doors. Stairs lead to the first floor main bedroom. There are two ground floor double bedrooms accompanied by a stylish ground floor shower room. A lower hall accommodates a store cupboard and built-in pantry adjacent to the kitchen. The beautifully fitted kitchen/breakfast room is finished with deep granite work tops. Numerous built-in appliances include an oven and microwave oven, induction hob, fridge and separate freezer as well as a dishwasher. There is also space for a breakfast table for 4/6 people with doors which lead out to the elevated terrace area. The hall and kitchen have attractive nonslip wood laminate flooring. The sitting room enjoys an attractive fireplace housing a traditional log burner. Access leads through to the dining room (former annexe). The large dining room is has a small lean to with a polyurethane roof at the end providing access to the kitchen. There is also the former kitchen (now used as a utility room) with a separate front door and a ground-floor cloakroom/w.c.

First Floor Accommodation

The stairs lead up to the middle of the main bedroom which has some restricted eaves height with numerous eaves storage cupboards. A large picture window overlooks the land and views beyond. The room has a freestanding traditional style bathtub and separately there is a w.c and wash basin.

Grounds

The house sits on 0.3 of an acre. At the front is parking for up to 6 cars. There is additional space at the side if the buyer wished to create additional hardstand. The rear grounds come into their own for entertaining. The raised terrace offers plenty of space for loungers and there is a covered BBQ kitchen area. The glamorous ‘shed’ was built during lockdown as a home pub. It offers a fun space with bar tables and stools as well as a bar with fridges and bar stools. There is a small log burner, space for a large flat screen TV and even access to a decked area to enjoy the view. The garden (domestic curtilage of 0.11 of an acre) has artificial grass for low maintenance. Beyond is the 0.19 of an acre paddock/grazing area. The swimming pool and hot tub can remain, if required (subject to negotiation).
