Location

Caton sits just north of Lancaster towards the Lune Valley. The village has a great community spirit and there is plenty to do whether it's a bike ride or walking the dog along the river side paths this really is a super place to call home. The village school is well regarded and just a short walk away. There is a great choice of sought after secondary options whether that is the Grammars and Ripley in Lancaster or north to QES. This location means easy access for commuting or simply getting out and about. There is a nearby post office, co-op, three pubs and four churches, all within easy reach. The M6, Jct 34, is convenient as is the Bay Gateway bypass road. Lancaster University or Lancaster itself are easily accessed via the "back roads" too and the A6 will take you north into the Lune Valley or on to The Lake District. The bus routes are well served and there is a convenient stop close to the house. The immediate surroundings are residential and peaceful.

The Bungalow

A well kept semi detached bungalow in a sought after residential setting. One of the original ground floor bedrooms is currently utilised as dining space but would easily convert back to a bedroom with the addition of a stud wall to the archway. The front door opens to a wide, welcoming hallway from where doors open to the ground floor accommodation and stairs lead up. The lounge has a coal effect focal fire with ornamental surround and the large picture window looks out to the front garden. An archway allows open access to the dining area where a second large window looks out over the front garden and a second door opens to the hallway.

Kitchen Diner

The L shaped kitchen diner at the rear offers plenty of space for relaxed family dining and looks out over the rear garden. The wood effect cabinets are complemented by contemporary counter tops and there is a floor standing Baxi boiler. The kitchen diner is light and bright having windows to both the side and rear. The back door opens to the garden.

Bedrooms & Shower Room

The bedrooms are doubles. Bedroom 1 looks out over the rear garden and has plenty of space for wardrobes and furniture. The front bedroom is utilised as a dining area but could be re-instated with the addition of a stud wall to the archway. Stairs from the hallway lead up to a landing area and a door opens to the first floor bedroom. Again this room is a generous double and the window looks out over the side driveway. There are eaves storage cupboards to either side with one set up as a built in wardrobe accessed by sliding doors. The shower room is modern and on the ground floor. It has a corner shower enclosure, wash basin and low flush WC.

Garden

The garden is private, peaceful and mature. There is a central lawn bordered by flower beds and a mature hydrangea adds a burst of colour. Boundaries are formed by mature hedges. The front garden is beautifully maintained adding visual appeal and privacy.

Parking - Garage

The garage is accessed at the front by an up and over garage door.

Parking - Driveway

There is parking on the driveway.

About Lancastrian Estates, Lancaster

101 Riversway House, Morecambe Road, Lancaster, LA1 2RX
Industry affiliations:Industry affiliation logo 0Industry affiliation logo 1Industry affiliation logo 2

Lancastrian Estates is an established, family run estate and letting agent who help people move across Lancashire. Set up in 2005 by David Robinson, Lancastrian Estates traded as Cumbrian Properties until the name changed in 2014. However, the Robinsons family roots go back much further than that and the business is  built on over 100 years of Lancashire property experience.  Today's generation of the family are often invited out to market houses, flats and bungalows in Lancaster, Morecambe, Preston and South Ribble that were built by previous generations of the Robinson family. In fact, a third of Morecambe's homes are likely to have been built by a Robinson!

The company is founded on the principle of putting the customer at the heart, where exceptional estate agent service is not just offered but guaranteed. This still stands firm today.  We don't leave our work at the door and always make ourselves available.  Lancastrian Estates retains its strong family feel with experience, knowledge and insights continually shared with new members of the team. But we never stand still and embrace change at every point. We have a keen desire and focus to explore, test and apply new methods, processes and the latest technology to improve the moving journey for customers.

Proud to carry on the Robinsons property legacy under Lancastrian Estates, we have exciting plans for growth going forward to help even more people move across Lancashire.
