This is a difficult place to even begin to describe, so varied and diverse are the possibilities it offers so I shall start with where it is. There are many parts of this area of North Wales that can lay claim to being outstandingly beautiful but few manage to elicit gasps of wonder while remaining so accessible and unless you are imbued with real pioneering spirit we all need a degree of convenience and Grainrhydd, being so close to several major towns provides it. The property extends to some 1.76 acres and includes a paddock and numerous outbuildings and workshops along with an enormous area of hard standing for various vehicles and plant but perhaps of equal or greater interest is the bungalow, because even the keenest entrepreneur can't live in his workshop...

Two separate entrances approach the home, one either side of the area of lawn to the front. The paddock is situated to the left of the property while the other side opens out onto the hard standing and in turn gives access to the various outbuildings and workshops. From here there is a concrete pathway across the front of the home to the centrally positioned 'front' door which is currently equipped with a wheelchair access ramp, because you never know what the future will hold... Ignoring this and moving back to the parking area on the right, we find the side facing 'back' door allowing us into the always useful utility room, containing all you would expect in such a countryside setting.

Moving through into the kitchen, we seem to jump forward several decades from Pop Larkin's garden of delights into a bright, fresh and modern room with wooden floors, new looking units and a vast range cooker before a peninsular of further units separates this from the main body of the room where we find more matching units and all the less creative machinery, such as the washing machine and dishwasher. After the happy chaos outside it is almost a culture shock but a pleasant one none the less.

Beyond the kitchen the attractive wooden flooring continues into the formal dining room giving an air of warmth, comfort and good living. There is a void in the chimney breast that could possibly accommodate a log burner, which would really set off the atmosphere.

From here we emerge into the inner hallway where the front door lies to our left and beside which is the entrance to the lounge. This large room benefits from light from not only a picture window but a side facing box style bay window; these supplemented by yet more light from the glazed door opening into the conservatory. It is, like the dining room before it, given an undeniable warmth by the recently restored and absolutely beautiful wood block parquet flooring and of course, the log burner because after all, we're in the country now... The conservatory, like much of the utside would need something of a clear up but this is a small complaint when stacked against the possibilities for future development that a bit of work would open for you.

Moving up the hall to the first and largest of the bedrooms we find a well proportioned space, further enhanced by one complete wall of fitted wardrobes largely negating the need for free standing furniture and thus making masses of floor space available. A pair of sizeable bedside cabinets sit happily alongside the double bed and as a bedroom; it provides all you could realistically want.

Adjacent to this, the second bedroom is marginally smaller but that does not detract in any way from its practicality, still being able to swallow a large free standing double wardrobe positioned against one wall without it ever feeling it was overpowering the room.

Opposite here lies the recently refitted family bathroom with its new and stylish pedestal hand basin, lavatory and the piece de resistance, the huge walk-in shower cubicle, meaning that at last you can wash your hair in comfort and without banging your elbows.

And finally, at the top of the hall is the last and smallest bedroom. This is something of a conundrum for in spite of being far from large it is none the less a perfectly workable bedroom but there is one feature that confused me. There is a semi glazed door opening to the outside. Is this so naughty teenagers can sneak in having broken curfew? Or can it be that the room is not really intended as a bedroom at all but if not, what is its purpose? Well if you are sufficiently swayed by the remainder if this interesting home's other attributes to buy, you will get the chance to decide for yourself.

All in all this is so much more than a home. Taking the land and outbuildings as a separate entity we are left with an interestingly laid out three bedroom bungalow with many attractive features which stands up to scrutiny simply as a home. But when the rest is taken into account, it opens a wealth of possibilities for a budding entrepreneur to put his (or her) dreams to the test, being able to accommodate all but the most bizarre ideas, the very scope of which conspire to make this somewhere you really must see. After all, they're your dreams; let's see if they can fly.
