Gardens & Grounds

The property is accessed off the country lane with a concrete yard providing off road parking for numerous vehicles and giving access to the side entrance to the property. A small parcel of tended land, opposite the yard opening also belongs to the property. The gardens lie to the front, side and rear, the front garden being fully enclosed with stone walling, iron hand gate and path giving access to the front entrance with level lawns and flower and shrub borders. The concrete yard gives access to a substantial detached partially converted stone barn which currently provides storage, garaging & stabling. Outside water tap, external tool room.

.

A further wrought iron gate off the yard gives access to the side garden with areas of lawn, raised flower & vegetable garden, an ornamental gravelled area with a sunny aspect currently used as an outdoor bistro area, protected by the boundary dry stone wall and beech hedge, giving access to a 20ft x 10ft greenhouse.

Meadow

To the other side of the lane, a five bar gate and separate pedestrian stone gateway give access to a two acre meadow. This field cut with lawn paths and protected with mature tree lined boundaries enjoys wonderful views over the rolling countryside. To the top corner of the meadow is a unique stone outbuilding thought once to be a store for 'beets' which enjoys wonderful views over the field and offers scope for a variety of uses subject to the necessary consents.

Detached Stone Barn

This building has extant residential planning consent (Planning Permission No 6/88/0338/OOPNHL 182 granted 31 May 1988 without any conditions re separate ownership) for conversion to a three bedroom house of approximately 1850 sq ft. The planning status gives scope for diverse and exciting future usages and initiatives: ideal for those with a dependent relative, as a home office or letting space, holiday lets and more besides. History

The Manor of Landreyne dates back at least one thousand years. At the time of the Norman Conquest it was under the control of Lord William Wallis until he was dispossessed of his lands and title for a misdemeanour. Landreyne later came into the possession of the powerful Courtenay family of Powderham Castle in 1349. Passing later to the Rodds of Trebartha and was part of the Trebartha estate well into the 19th century. Within the parish church in the neighbouring village of North Hill are heraldic plaques, reminders of the grand history of the landed gentry, the Spoures and Rodds. Today Landreyne Manor, a grade II listed house was built around 1830 and sits on the same site. Situated in the boot room is a substantial and impressive medieval well, revealing many layers of history. The barn within the curtilage of the property was probably built at the same time or a little earlier than the house, and incorporates a linhay and piggeries. It is featured in the book (truncated)
