Description

A rare opportunity to purchase a unique block of commercial woodland with an idyllic tarn offering exceptional sporting and recreational potential extending to 71.88 acres [29.09 hectares]

Particulars
Hayton Moss Wood & Tarn is quite out of the ordinary and truly unique. Extending to approximately 71.88 acres [29.09 hectares], this commercial woodland offers huge potential for recreational and leisure pursuits including shooting, stalking, fishing and wild-camping.

The mature native woodland comprises a variety of broadleaf species including Oak, Ash, Yew, Beech, Sycamore, Birch and Hazel. It offers a variety of habitat and a wealth of flora and fauna, including bluebells, woodland bird species and roe deer.

The woodland is privately owned and has been managed primarily for the purposes of conservation and sporting interest. Until very recently it has operated successfully as a let lowland pheasant and duck shoot, however, there are no sporting agreements in place now.

Both the woodland and the tarn have excellent access directly from the public highway and there are well-maintained rides through the woodland. The majority of the fences and gates have been renewed recently.

The tarn is set back from the roadside in an elevated position and accessed via a wide strip of grassland leading from the public highway which links the tarn to the main block of woodland. There is a timber boathouse at the water’s edge and vehicular access around most of the tarn. The tarn is surrounded by mature woodland, providing privacy and tranquillity.

Directions
From the M6 Junction 43 take the A69 towards Newcastle and follow for 3.2 miles. After 0.7 miles turn right and at the next fork keep right. Continue for 0.25 miles and where the road bends 90 degrees to the right, the woodland is located straight ahead.
To access the tarn, follow the directions above but keep left at the fork and continue until reaching a T junction. There is an access gate on the right next to the road junction.
