Description

Well-presented detached home with detached double garage and office over, in a popular modern residential area on the edge of Chailey Common.

Description

Built in 2008 and owned by our clients since new, 61 New Heritage Way is an attractive double fronted modern house, arguably one of the most impressive properties in this popular, semi-rural residential development. The house offers well-proportioned, versatile accommodation which is well-presented throughout; it has a spacious and pleasing layout which is well-suited to family life, extending to approximately 2,007 sq ft.

The front door opens to a welcoming entrance hall with Karndean floor, off which lies all the ground floor accommodation. Reception rooms include a generous sitting room with French doors opening to the garden, a formal dining room and a good-sized study, both the dining room and study having bay windows overlooking the front.

The kitchen/breakfast room is fitted with a range of beech units with black granite worktops, a breakfast bar with space for bar stools, a four-burner gas hob and a range of integrated Bosch appliances; French doors open to the garden and there is space for a breakfast table. Adjoining the kitchen is a utility room with sink and space for laundry appliances.

There are five bedrooms on the first floor, lying off a central galleried landing. The principal bedroom has built-in wardrobes and an en suite bathroom with a suite including a bath and separate shower cubicle; bedroom three also has built-in wardrobes and an en suite shower room. The remaining three bedrooms (two of which have lovely views over the garden to the woodland beyond) are served by a family bathroom with both bath and large shower cubicle.

Outside
61 New Heritage Way is accessed via a gravel driveway to the side of the house, which has parking space for up to four cars and leads to the detached double garage (one door electronically operated). There is gated access to the side of the house, and to an external staircase rising to a room over the garage, currently set up as a cinema room, but ideal for use as a home working space too.

The attractive rear garden is enclosed by fencing, with an outlook over mature woodland to the rear. It has been re-landscaped to offer a superb space for outdoor dining and entertaining, with a large sandstone terrace spanning the rear of the house, colourful and well-stocked raised beds, areas of lawn and an irrigation system.

The terrace extends around to the western side of the house, where there is a timber shed and a greenhouse, both with power connected.
