Description

Approach to "The Bungalow" is down a stone laid farm road just off the main B9001 to Inverurie - some 6 miles south east. There is a stone chipped driveway offering parking for 3 or 4 cars and a garage. This home is fitted with LPG CH and Double Glazing throughout. Please note that the EPC was produced before the wood burner was fitted and previous to the current renovations. Potential tenants should be aware that this home is situated on a working, mixed farm with cattle, sheep and arable.

Accommodation comprises: on the ground floor a good sized entrance hall which would lend itself to use as a cloakroom, all lower rooms lead off the downstairs hallway where there are two storage cupboards, one housing a hot water tank.

To the left is a larger than average utility room with floor and wall mounted cupboards, a cupboard housing the CH boiler, a ceiling hung pulley and access to the back door and to the kitchen. Beside the stable style back door is a handy toilet and space where a second shower can be fitted if required.

The kitchen was hand made to a high standard for The Bungalow when it was built in the 70's and is still a handsome retro feature of the home, an electric cooker and dishwasher are included, vinyl flooring and a window to the side. There is plenty of space for a breakfast table, a door leads off the kitchen to the lounge at the rear of the house.

The lounge has a window to the side as well as a double width patio door leading out to the garden, from here there are impressive views to "Bennachie". This large room has recently been freshly painted, had a new carpet and, for cosy winter evenings, a 5kw wood burner is an inviting feature.

The family shower room is brightly fitted with wet-wall all round and vinyl flooring. There is a free-standing shower enclosure, WC and wash-hand basin as well as a linen cupboard.

Bedroom 3, a good sized double, looks out onto the rear garden and towards Bennachie Range, there are fitted wardrobes and carpet flooring.

Bedroom 4 is another double, which would be equally suited to use as a home office, there are fitted cupboards and carpet flooring. A window looks out to the driveway.

On climbing the stairs to the upper level you find an open hallway which leads to the bedrooms.

The boxroom would be suitable as a child's room, dressing room or study, there is good fitted storage, a Velux style window and carpet flooring.

Bedroom 1 is a spacious double with fitted wardrobes, carpet flooring and window to the side of the house and garden.

Bedroom 2 is another spacious double, again with fitted wardrobes, carpet flooring and window to the side of the house and drive.

Outside, the large gardens wrap around the house and are mainly laid to lawn with a variety of shrub and tree borders. A condition of the lease of this family home is that the gardens must be maintained at all times.

Broadband - cabling has recently been laid to the bottom of the main driveway, the connection has not been made to the house, but would be easy for any new tenant to instruct if required.
