Description

Stunning modern house.

Description

Thistledown House is a very fine modern country property, completed in 2018. Architect-designed, it has been built to a high standard and is well laid out to provide extremely comfortable family accommodation. It is also ideal for entertaining, with the sitting room, sun room and dining kitchen all linking to the garden, with its decking and summer house. With a wet dash harled finish and a slate roof it is an attractive house and internally has been finished to a high standard with oak finishes including oak flooring in the hallway and two reception rooms and an oak staircase. Fully double glazed, it is also an energy efficient house with three solar panels helping reduce electricity costs and one photovoltaic panel boosting hot water. There is also an electric car charging point in the integral garage. The kitchen, utility, downstairs shower room and master en suite benefit from electric underfloor heating. Upstairs are three good-sized en suite bedrooms.

Electric gates open onto a gravelled drive with low level lighting, which leads up to a tarred parking and turning area. A front door from the garden opens to a sun porch with an Italian tiled floor, and inner doors to the hallway with its staircase to the first floor, and a walk in understair cupboard. To one side is the lovely sitting room with a French door to the garden, and a double sided wood burning stove, which also serves the adjoining sun room, which in turn has bi-folding doors to the garden. Also off the hallway is a useful tiled shower room with wash basin and WC. The stunning dining kitchen has an Italian tiled floor, together with French doors linking to the garden. The kitchen has a quartz worktop with a sink with instant hot water tap. Fitted NEFF appliances include a coffee machine, warming drawer, two ovens and dishwasher, while a central island unit has two NEFF induction hobs and breakfast bar. There is ample space for dining and a wall mounted LG TV. Beyond is a utility room, again with an Italian tiled floor, along with fitted units with sink, washing machine, fitted hanging cupboards, back door, and a walk in shelved larder with tiled floor and a Kenwood fridge/freezer with water dispenser.

The oak staircase, which is well lit from above, leads up to a landing with fitted cupboards. The principal bedroom has French doors to a Juliet balcony, wall mounted LG TV, and a walk in dressing room and tiled en suite shower room with washbasin and WC with vanity unit. Bedroom two has a partially tiled en suite shower room with washbasin and WC, while bedroom three has a built in wardrobe and a partially tiled en suite with bath with shower, washbasin and WC.

The integral garage is accessed from the utility room and has fitted units, Worcester oil fired boiler, auto up and over door, water, power and light and Zappi car charging point. A hatch with an attic ladder gives access to useful partially floored roof space.

The attractive enclosed garden surrounds the house. There are paved paths and seating areas together with decking with a hot tub, linked to the summer house/bar (4.25m x 1.85m). Further areas of garden include productive plum and apple trees, along with gooseberry and raspberry bushes. There is a wooden plant house (2.25m x 1.65m) and two wooden garden sheds (3.6m x 2.5m and 2.4m x 1.8m).

Location

Thistledown House is situated at Logie, to the north of Montrose, in an area of attractive countryside to the south of the River North Esk, which forms the county boundary between Angus and Kincardineshire. Logie is located just off the A937 which connects Montrose with Laurencekirk, via Marykirk, on the River North Esk.

Montrose, an historic port, is located on the coast between Dundee and Aberdeen. Montrose Basin is a land locked tidal estuary at the mouth of the River South Esk, and is a renowned nature reserve and wildlife centre. The surrounding countryside is mainly rolling farmland, while inland are the Angus Glens. The coastline around Montrose comprises sandy bays and red sandstone cliffs. As well as Montrose, there are renowned beaches at St Cyrus and Lunan Bay. Lovely walks can be taken along the River North Esk.

Locally, Hillside has a village shop, primary school and nursery. There is a local pub/hotel in Marykirk. Montrose offers both primary and secondary schooling, a wide range of shopping, cinema, and leisure facilities at the new sports centre and swimming pool. Independent schools in the local area include Lathallan (Johnshaven) and the High School of Dundee and those in Aberdeen, with pupils catching trains from Montrose to either Aberdeen or Dundee. Golf courses in the area include Montrose, Edzell and the championship course at Carnoustie. Fishing can be taken on the nearby North and South Esk rivers, while sea fishing is also available locally.

The A90 dual carriageway is easily reached at Laurencekirk and Northwaterbridge, so the cities of Aberdeen and Dundee are readily accessible and provide all the services expected of major centres. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route. Montrose is served by the East Coast railway line with regular services to Aberdeen and to the south, including a sleeper service to London. There is also a station in Laurencekirk. Aberdeen Airport has a wide range of domestic and European services and there are flights from Dundee to Heathrow.
