Climping is known for its two miles of beach stretching alongside unspoilt farmland with walks by the sea or the river and inland towards The Downs.

The Hamlet of Atherington, now disappeared through the ravages of the sea, was a Saxon settlement. After the Norman Conquest, the manor of Atherington was given to the Abbey of Seez in Normandy. The abbey sent over a monk to act as bailiff, hence the name Bailiffscourt. The 12th century chapel of the bailiff still stands and the modern Bailiffscourt is now a gym and spa.

St Mary's Church has a five star rating amongst village churches with the Norman watch commanding views over the sea and river up to Arundel Castle.

The Black Horse which is an 18th century smugglers' inn can be found in Climping Street, close to the beach.

Littlehampton, Arundel, Worthing and Chichester are all within a short drive with their shopping amenities, doctors, dentists, schools, mainline stations and superb recreational facilities.

"It gives me great pleasure to welcome you to Graham Butt Estate Agents, hopefully you will be taking advantage of some of the many services our company can offer.

In 2021 we celebrated the opening of our Littlehampton office in 1971. The last 50 years has flown by and seen many changes in the housing market, however we are proud to have remained a family run, totally independent business, with four generations, of the name "Butt" working within the offices. Today the business is run by my son David, Managing Director and Gill Cox, Director, who have worked with me for nearly 25 years.

Our four local offices in Littlehampton, Rustington, East Preston and Angmering, cover both sales and lettings. Our company has won many awards and accolades over the years, which I attribute to our hard working staff and our attitude towards estate agency, which is a mix of modern technology and good old fashioned customer service, with an honest and trustworthy approach to all that we do.

Whilst we have multiple offices locally we are also selected members of both The Guild of Property Professionals and the Relocation Agent Network with over 700 associated agents/offices across the country, who actively refer prospective buyers to one another, with over 60 in the London and Home counties alone.

We are also proud members of The National Association of Estate Agents (NAEA), The Association of Residential Letting Agents (ARLA) and The Property Ombudsman Scheme, which hopefully will reassure you that we are a professional estate agency that you can trust.

Thank you for thinking of using our company, we will do all that we can to help your transaction go as smoothly as possible."
