Description

Description

Padbrook Park was acquired by our clients in 2003 who set about constructing the new purpose built hotel that stands today. The hotel is finished to a quality 3* standard throughout and has been well maintained during our clients period of ownership. Historically the hotel was part of a larger golf resort, however around five years ago our clients chose to close the golf side of the business and focus the hotels operations on leisure, business and events. The current business model has been extremely successful, as well as profitable, however our clients have now taken the decision to sell the hotel in order to retire.

The hotel's 40 bedrooms are all spacious and appeal to both leisure and corporate guests alike. Ripley's Restaurant has developed a solid reputation in the local area and attracts both resident and non resident diners. The restaurant offers a popular Sunday roast and is open for lunch and dinner seven days a week. The hotel is also a popular venue for functions and conferences with its large flexible conference rooms able to accommodate parties of up to 200 people. The hotel has a number of regular corporate clients using its event spaces and also hosts a number of weddings each year.

Padbrook Park Hotel offers the new owners the chance to acquire a modern and easy to maintain hotel with a solid track record of profitably in an easy to access location with virtually no direct competition. The hotel could be ideally suited for integration into an existing hotel group but equally would perfectly suit an individual purchaser looking to take their first or next step in hospitality.

Location

The hotel is located in the town of Cullompton, around one mile from Junction 28 of the M5 and with direct access to the city of Exeter (around 15 miles south) and Somerset’s county town of Taunton (approximately 20 miles north). Padbrook Park lies on the southern fringes Cullompton and the town centre is within walking distance.

The Cullompton area is served by a good road network in all directions. First Great Western Railways operate a mainline train service from Tiverton Parkway (approximately four miles north) and Exeter International Airport is about 10 miles south.

Cullompton has seen substantial residential expansion in the last few years, some of which is still ongoing. The ease of access to the M5 makes Padbrook Park a popular choice for business travellers and conferences. The hotel's excellent location also makes it a popular base for leisure visitors, giving easy access to all the region has to offer.
