MANAGING AGENTS STATEMANT

"KWB Property Management Ltd have managed Bank House on behalf of Good For Food Ltd since their acquisition in 2016. Current occupiers are Lloyds Bank, Careshield and Sectra Ltd.

Recently, the landlords and KWB have undertaken:
  • Refurbishment of common area toilets & common parts
  • Cleaning of the building externally
  • Put in new entrance doors
  • Rebuilding with LED lighting (inc the basement car park)
  • Installation of EV charging points

Further enhancements will include:
  • Replacement of the chillers
  • Looking at the possibility of solar panelling to the roof top

By working closely with the tenants and with their help and co-operation the building has been enhanced for the benefit of all. This has all been done in a programmed way without any increases in the level of service charges above the rate of inflation in the last five years"

ENERGY EFFICIENCY ADVISORS STATEMENT

"The Governments Clean Heat Market Mechanism consultation set the specific targets towards the development of a market to support the transition from [the use of] gas to [generate heat to] the use of heat pumps. The principle proposed policy directions are identified within the introduction and contain the statements
  1. [In the longer term, in order to retain and enhance the UK's energy self-sufficiency] we need to generate more clean, affordable, home-grown power. But we also need more efficient homes and buildings to use less energy [in the first place]. Around half of the UK's total annual natural gas consumption is currently used in heating

  1. In the Chancellors 2022 Autumn Statement, the government committed to driving improvements in energy efficiency, announcing a new ambition to reduce the UK's final energy consumption by 15% by 2030.

In light of these proposed policies we have reviewed the performance of Bank House with a view to improving its energy performance to a minimum level B. Works have also been undertaken to improve the environment for people using the building and to also improve its energy performance. This has already met the 15% reduction targeted. Further, we recognise the need for an effective and efficient heating system for the health and wellbeing of the building users.
