The ground floor features a large reception room with an Inglenook fireplace, a fully fitted kitchen / breakfast room, a dining room and a utility room with a WC, gas boiler, electrical supply, washbasin, plumbing for washing machine and tumble drier.

A conventional staircase accesses a 34-foot loft on the second floor which could become further accommodation STP.

GROUNDS AND OUTBUILDINGS
The grounds total 0.27 of an acre including the driveway.

The rear garden slopes away from the house allowing a pleasant view to the north. It includes a large area of lawn and a deck with a storage shed. LOCATION

Brightlingsea Hall is set on high ground to the Northeast of the coastal town of Brightlingsea, with idyllic views of the rolling countryside, the River Colne and the 13th Century All Saints Church.

Brightlingsea Hall was divided into the West and East Wings in 2017 to provide properties of character with good proportion. It is privately situated and set well off the main road, sheltered by mature trees.

The East Wing of Brightlingsea Hall benefits from spectacular views from the property across Alresford Creek and the valley to Thorrington and its ancient wood. There are country walks in the immediate vicinity and a bridleway. The vendor feels that this property offers the best of both worlds; a life in the countryside, but with easy access to all the town facilities.

The original house was rebuilt on the historical site of the lords of the manor around 1870 by John Bateman, a man of nobility and significant landowner, who was an important figure in the town of Brightlingsea and famously built ‘Bateman’s Tower’, (which is to be found on the sea front of Brightlingsea) adjacent to the paddling beach and beach huts , as a changing room for his daughter when she went swimming. He also provided the town with the deputy’s badge and chain for the Cinque Port liberty, after he was made the 1st deputy, which is still used today. John Bateman also has a road in the town named after him.

There are good rail links to London, Liverpool St. (approx 60 mins.) via Gt. Bentley, Alresford (both 5 mins by car) or Wivenhoe stations (maximum 10 mins by car). Bus stops on both sides of the road adjacent to the property have the benefit of regular buses to  Alresford, Wivenhoe and Colchester City centre and Station. Brightlingsea is equidistant from Colchester and Clacton (9 miles), offering excellent shopping facilities.

Brightlingsea also offers good facilities for boating/yachting with access to the water at all times and has a new floating jetty and marina. Other amenities include a variety of independent shops, a Co-operative supermarket and an open-air swimming pool. The house is within walking distance of Brightlingsea's Colne community School and College.
