Description

*Watch the Video Tour*

A classic period house in the popular East Devon village community of Kerswell. Very comfortable, with original features and a perfect location for commuting, east or west. Quick access to the M5 motorway and Tiverton Parkway Station (London Paddington in 2 hours).

The seller, when asked what he liked best about Castle Comer, said 'it is a happy house, that throws a warm blanket around you when you walk in'. I laughed at first, but on further reflection he is absolutely right!

This semi-detached house is nicely tucked away in the middle of the village and is accessed via a path through the pretty, very established garden, which lies to the front of the property.

In recent years, Castle Comer has been refurbished and has a modern Shaker style kitchen, with built in oven and hob, a fully tiled first floor shower room, an en suite bathroom, fitted in a classic Victorian style with a freestanding, eagle claw-foot bath, a white suite and oak panelling, new, hardwood framed, double glazed windows, contemporary 'Electrorad' electric radiators and a recently installed electric Aga in the dining room, providing a lovely background warmth and used for occasional cooking.

Whilst appointed for very comfortable, modern living the house retains a great deal of character and charm enhanced by some more recent additions which are very much in keeping, for example the stained-glass window on the stairs, oak doors, the library and gallery in the sitting room and the Irish bar cupboard in the dining room! Original features include a stone, inglenook fireplace in the sitting room with an oak beam over and housing a multi fuel/wood burner, doors and a number of exposed ceiling beams and joists. The spacious accommodation is well proportioned with a large sitting room and separate dining room, ideal for entertaining, and three generous bedrooms upstairs, the master with an en suite bathroom and from the landing a shower room. Beyond the kitchen, there is an additional bedroom, which is currently used as an art gallery and study. From the other side, a door leads to the cloak room and then outside to a path leading to the front of the house and passing some useful stores, including one with light and power for a tumble dryer.

The house has a classic appearance and lovely approach through its own mature garden, which all lies to the front, and is landscaped with a number of pretty flower and shrub beds, trees, a small lawn, Devon stone walls, a wildlife pond, vegetable area and 'Gabriel Ash' greenhouse. To one side, there is a decked sitting area, from which the sunshine and peace and quiet can be enjoyed.

Agent's notes:
Castle Comer is believed to date back to the seventeenth century and is principally constructed of cob upon stone, now externally rendered. It has a new clay tile roof on the front elevation and a refurbished roof to the rear with new membrane and battens and the original tiles reused.

From the front garden, Castle Comer has a second, alternative access to the village lane, which is a level path which crosses over the neighbour's garden and is useful for moving large items to the house. The neighbour has no access over Castle Comer's land.
