Description

This wonderful three double bedroom family home occupies a generous and attractive plot within a sought after residential area. Conveniently located for a plethora of local amenities both in Wigston Magna and South Wigston, the home is in close proximity to supermarkets, local shops and eateries, the local leisure centre and commuter roads in and out of the city of Leicester. South Wigston train station is also relatively nearby. The plot would allow scope for extension to the rear, however, the accommodation is already spacious and versatile with its current footprint.

Access to the home is via a recently fitted composite front door that leads into a small entrance area with stairs rising to the first floor. Either side of the entrance area are doors through to a lounge and on the other side a kitchen diner.

The lounge is a generous dual aspect space with a window to the front elevation and a set of French patio doors that open to the rear garden. the focal point of the room is a fantastic feature fireplace. A lovely room to unwind and relax it is spacious enough to host larger and livelier family/social gatherings.

The kitchen diner was only refitted a couple of years ago and includes an extensive range of base and wall mounted fitted units with high quality laminate work surfaces that include a little breakfast bar. There is a one and a half bowl composite sink drainer, integral gas hob and built-in oven and microwave. Further integral appliances include an under counter fridge and freezer. There is a useful under stairs storage/pantry cupboard and space for a small table and chairs. Another dual aspect room with windows to front and rear elevations there is also a patio door that offers alternate access to the rear garden.

To the first floor the bedrooms are particularly impressive in terms of size with all three being double rooms. The principal bedroom is the largest with a window to the front elevation and a useful over stairs recess with a hanging rail for clothes. However, I have seen, in similar properties this space being used for a fitted wardrobe.

The second bedroom also benefits from a similar recess and overlooks the rear garden. The third bedroom does have a built-in wardrobe.

Finally, on the first floor, is a stunning refitted shower room with large walk-in shower with a fixed screen, low flush WC and was hand basin that sits on top of a storage unit.

To the front of the home a hard standing driveway provides ample off-road parking and an adjacent area of shingle could be used for additional parking but is currently used for standing potted plants that enhance the home's kerb appeal.

At the rear is a beautifully tended rear garden with a paved patio seating area. A lawn bisected by a patio leading to the back of the garden and flanked by well stocked planted borders. At the top of the garden is a further seating area and timber built storage shed.

This really is a superb family home with wide ranging appeal. Internal viewing is highly recommended to truly appreciate this magnificent property.
