The sale of Nun Moor Farm offers the opportunity for a purchaser to acquire a well appointed three bedroom bungalow in a convenient location on the outskirts of Thorne, with a range of farm buildings offering potential for creation of further dwellings and productive arable land, the whole extending to 37.12 acres (15.02 ha), or thereabouts. The property benefits from rental income of approximately £4000 per annum from a wind turbine situated on the land – see under “Renewable Energy” below.

The bungalow is constructed of partly rendered brick beneath a concrete tiled roof and offers accommodation comprising; entrance hall, large sitting room, kitchen with good range of wall and base units, utility room with wc off, two double bedrooms, single bedroom and shower room.

Situated to the north of the bungalow is a range of farm buildings comprising;

The land forms a long strip to the east of the farmyard, bounded in part by a drain, with access over a shared private road called Moor Owners Road. The western part of the land is classified as Grade 2, merging into Grade 3 to the east. It is easily worked and is currently in arable production but could be put down to grass if required.

LOCATION
The property is situated at the junction of Moor Edges Road and Moor Road, approximately one mile to the east of Thorne. Doncaster is approximately 9 miles south west of Thorne. Thorne has a good range of services including shops, schools, supermarkets and two railway stations.

TOWN PLANNING
The Local Planning Authority is the City of Doncaster Council. Planning Consent for the bungalow was granted in 1978 under Application Ref D/77/1687TT and contains a condition which limits the occupation of the property to “a person wholly or mainly employed or last employed in the locality in agriculture as defined in Section 290(1) of the Town & Country Planning Act 1971, or in forestry, or a dependent of such a person residing with him (but including a widow or widower of such a person”). The buyer will, therefore, be expected to comply with this condition.

In 2016 Planning Consent was granted under Application Ref 16/02028/FUL for conversion of the traditional brick buildings to create a three bedroom dwelling with pitched roof, this being a renewal of a previous consent. Whilst the consent has now lapsed it is considered likely that a new application would be approved, possibly with scope to extend onto the footprint of the more modern buildings to create a larger single dwelling or additional dwellings.

Interested parties should make their own enquiries of the Local Planning Authority.

SERVICES
The bungalow has the benefit of mains water and electricity supplies with LPG central heating. Drainage is to a private septic tank.

RENEWABLE ENERGY
Situated upon the land is a 2MW wind turbine which currently produces an annual rent of £3959. The turbine forms part of a much larger wind farm known as The Tween Bridge Wind Farm. The lease for the turbine was granted for 27 years from 27th January 2011, so still has approximately 13 years to run and may continue for longer. The rent is reviewed, upwards only, every 5 years in line with the Retail Price Index. At the end of the lease the tenant is responsible for removing the turbine and reinstating the land.

The owners have been approached regarding a proposal to include the land in a Solar Development Scheme covering a substantial area of surrounding land, by the operators of the windfarm. No terms have been agreed but, depending upon the wishes of the buyer and subject to Planning Consent being granted, this might provide potential for a greatly enhanced rental income.

ACCESS
Access to the farm yard is directly from the frontage to Moor Edges Road. Good hard access to the land is over a shared private road called Moor Owners Road, over which the property benefits from a right of way.
