Description

A pretty traditional cottage close to Dunkeld

Description

West Lodge dates from about 1850 and is a picture-perfect stone cottage with painted timber fascias and decorative roof finials. On the ground floor the cottage has a dining room and sitting room (both with fireplaces), a kitchen, boot room, WC and front porch. On the first floor there are two double bedrooms, one single bedroom and a bathroom. The house has original timber doors, staircase and press cupboards and is ripe for a sympathetic refurbishment.

Garden
West Lodge sits in about 0.5 acres. There is neat lawn at the front of the house and mature trees form an arc around the back of the garden. A short driveway leads to gravel parking beside the house. There is an area of decking to the east side of the house and plenty of scope to create a more formal garden.

Location

West Lodge is situated in Forneth, a rural community about 7 miles east of Dunkeld and 5 miles west of Blairgowrie. Dunkeld is known for its historic cathedral and picturesque setting on the banks of the River Tay as well as for the quality of its independent shops, cafés and restaurants including a bakery, deli and riverside bars. Blairgowrie (6 miles to the east) is a larger town with four supermarkets. Perth is 17 miles to the south and has a good selection of professional services and amenities including a theatre, concert hall and several leisure centres.

The house is surrounded by some of Perthshire’s most beautiful countryside with fertile farmland to the south and hill grazing rising up to heather-clad hills to the north and west. Forneth is in the Lunan Valley where five scenic lochs are strung out between Blairgowrie and Dunkeld. Additionally there are local walks to hill lochs such as Ordie and Benachally. Salmon fishing is readily available on the River Tay and there are challenging cycling routes as well as woodland and riverside walks laid out in and around Dunkeld. Glenshee ski centre is 30 miles away in the Cairngorms National Park.

West Lodge is well placed for access to Perth and Edinburgh via the A9 from Dunkeld, and Edinburgh Airport is 59 miles away. Trains run from Dunkeld train station directly to London. All distances and travel times are approximate.
