Blenheim Villa is a fine semi-detached bay fronted house constructed around 1900 of Cambridge brick beneath a tiled roof, stone bay window with mainly original timber sash windows. The property, which extends to 1,435 sg ft (133 sq m) with accommodation laid out over ground and first floors has been in the same ownership for some decades and could now benefit from a program of modernisation which could include an extension and loft conversion, subject to any consents being granted.

Blenheim Villa is accessed via a solid panelled door and inner stained glass door to the hallway which has an archway with corbels. The sitting room has a wide bay sash window, gas fire with mid-century fire surround, cornicing and picture rails along with the family/playroom behind having glazed double doors and original tall panelled recess cabinetry along with an open fireplace. There is a half glazed door to the side which accesses the original kitchen which has been used as a dining/family room whilst beyond, a further side entrance hallway has a WC. To the rear is the kitchen which has a comprehensive range wooden fronted cabinetry, albeit somewhat now dated, along with fitted and freestanding appliances. It is thought that the current kitchen was a detached outhouse which at some point was connected to the main house via the side hallway.

At first floor, there are three large double bedrooms, the principal bedroom extends the full width of the property and has a dual aspect with two tall sash windows to the front. Bedroom two also has an original sash, tall ceiling height and cast iron fireplace and the remaining double bedroom has a leafy outlook to the rear. The first floor bathroom comprises dated white sanitary ware and has a sash window.

The property which retains many fine period features has a gas fired central heating system along with solar panels (not tested) on the roof to the south side for heating hot water, can be seen in greater detail on the attached floorplans and is offered with no onward chain. The property is set back from Cambridge Road beyond a small ornamental ‘bushy’ front garden, there is a long side driveway which provides parking for two-three cars comfortably and leads to a detached timber garage. The rear garden is partly walled and long and has a paved terrace, the remainder is mostly lawned and has a number of mature trees including a yew and a blossoming cherry. There is a summer house, large timber shed and the rear of the plot has a number of further trees and would benefit from landscaping.

Location

Impington is a sought-after village located just three miles north of Cambridge's city centre. The village, along with its neighbouring Histon, offers nursery, infants', junior, and secondary schools, as well as various shops and services. The village is well-served by the Guided Busway, which provides a quick journey to the Cambridge Science Park. For commuters, Cambridge North station is just ten minutes away via the Guided Busway, providing direct train connections to King's Cross, St. Pancras, Liverpool Street, Blackfriars, and other London stations. The property is also conveniently close to the M11 and A14 motorways, and Stansted airport can be reached in under an hour by rail from Cambridge North station. Nearby, there is a great coffee shop called The Station House, perfect for coffee and brunch enthusiasts.
