Description

The site comprises of 2 open plan barns, 6 self contained "chalets", a gatehouse. The land holding is approximately 24 acres of post and rail paddocks.

Description

Situation:
The site was formerly operated as a training facility for both guide and assistance dogs. Latterly the site was used by Sussex Police to train police dogs. The land is made up of 24 acres of post and rail paddocks. The pasture land provides a vast area and opportunity for new uses. Subject to the necessary planning consents, other potential uses may include residential and equestrian. The land is currently grazed by sheep belonging to a local farmer and multiple horses.

Dunford Hollow; the long private drive, passes through the fields and paddocks bringing you into the main courtyard area with tack room at the centre.

Location:
Being in the heart of the South Downs National Park, the location has a real sense of privacy. Accessed from the A286, along Bex and Mill Lane, near the small village of Heyshott. The two fields on the left of Dunford Hollow typically have horses or sheep grazing in. At the right turn in the drive, there is an entrance into Barn Field which can also be accessed from the Main Yard. Continuing to follow the drive round to the right, you enter the courtyard. The chalets are on your left and beyond them the gatehouse, which was formerly used by site wardens who would look after the residents living in one of the six chalets. The Tack Room is immediately ahead, with an adapted Kitchen and Dining complex beyond. The large kitchen was installed for residents living in the chalets and adapted to allow for wheelchair use -resulting in wider entrance doors and gaps between the surfaces in the kitchen. To the right of the courtyard is the main operations barn and the kennel block. Behind the kennel block is an additional entry gate into Barn Field. Three storage sheds are located on the right hand side of the main operations barn.

Given Canine Partner’s proximity to popular equestrian and polo venues, such as Cowdray, the land provides a terrific opportunity for buyers looking to move into the area.

The Gatehouse:
A large kitchen, sitting room, and bathroom are downstairs, providing ample space for day to day living. There are two 2 double bedrooms on the left and right at the top of the stairs.

Chalets 1-6:
6 Self-contained rooms and ensuite bathrooms for disabled people. Each “chalet” is timber clad and consists of a large studio room, with a bed and sofa space. Leading through to a large wet room, which is fitted with either a bath or a shower.

Main Operations Barn:
Entering the barn, you are welcomed into a reception foyer. To your left is the main training hall which is a large, vaulted space with a mezzanine balcony, allowing visitors to watch without disturbing the animals. To the right of the foyer, is a kitchen area and additional storage cupboards, leading along a corridor to an open plan office space with a couple of private offices are at the far end. Upstairs is the visitor viewing gallery and another large open plan office space.

Kennel Block:
The Kennel barn is across the courtyard to the rear of the Main Barn. Through the main doorway was the food storage and preparation area. Leading away from this room are two large spaces which were the old kennels for the dogs that were being trained. The kennel spaces were all of good size and the room was well ventilated from the large windows – ensuring air quality throughout the building.
