Description

Ref. MS1065 - No expense has been spared by the current owners in restoring and converting the barn of the original farmhouse, which dates back to 1864, to a comfortable family home with plenty of room for guests. The original features have been retained and enhanced and provide rustic charm and elegance in the interior and a unique infinity pool, terraces to three sides, a tennis court and well tended gardens outside. There is central heating throughout, double glazed windows, luxury bath and shower rooms and a well appointed kitchen with ample storage.

Private and tranquil situation with views over the rolling Gers countryside and to the Pyrenees
Good flow in the farmhouse between the living areas downstairs and 6 bright bedrooms upstairs, mostly with en suite facilities
Fitted outdoor kitchen within a large covered terrace
Architecturally designed sculpted swimming pool and terrace surrounded by colourful shrubs

Double entrance doors open to a good sized entrance vestibule with traditional terracotta flooring with rooms to either side and a wide staircase with metal balustrade. To the right is a dual aspect snug or music room with a fireplace and to the left another dual aspect room a more intimate dining room with an opening through to the open plan living/ dining room and fitted kitchen. This room extends the width of the property with windows at the kitchen and doors out to a shady terrace with views to the mountains. Centrally is a large dining table with seating for up to 14 people and a large traditional stone fireplace. The kitchen is craftsman built in oak with a black granite worktop. There is an Lacanche range for capable of cooking for large gatherings and the built in appliances. Large purpose built storage units provide partial privacy from the dining area.
A glass door leads through to the cavernous converted barn which is set up as a bar with its galley crafted from wine casks. A large verandah opens on to an esplanade where the village church and chateau are prominent features. Wooden planks line the walls and the full height roof exposes all the original oak beams. A door at one end leads to a toilet, an original sink on a stone plinth and a shelved pantry. Another door opens into a fitted wine cellar and near the bar a small glass floor panel which can be illuminated. Within the bar a modern wooden tread stair and metal balustrade lead to an attractive mezzanine level which is fitted out as a library. A door at this level takes you outside to the summer kitchen and terraces and the pool area.
Continuing past the door the corridor snakes round to the bedrooms, some have fitted storage and there are additional fitted wardrobes in the corridor. The first 2 bright rooms share a Jack and Jill en-suite shower room and the the third has its own bathroom. The corridor has a corner set up with coffee/ tea making facilities and a sink. The master bedroom is well appointed and has an interesting en-suite bathroom. At one end is the toilet, then 2 separate sink areas one on each side then an Italian shower crafted out of an old cask and tiled with large specially made tiles. Finally there is jacuzzi bath set in wooden surrounds and a window allowing you to look out over the countryside. A open tread stair at on side of the bedroom takes you to an attic space with Velux windows providing light and small doors to eaves storage.
Continuing along the corridor there is a further toilet and then the stair from the entrance hall. There are 2 further en-suite bedrooms, one to the left and another to the right, both with dual aspect windows making them bright and airy.

At the mid level there is an open log store and a large garage/ utility/ service area with the boiler and controls for the underfloor heating for downstairs. It also houses the controls for the automatic watering system which keep the gardens fresh.

A track from a minor road leads to double gates which when closed join to fencing around the land providing a safe space for dogs and preventing access to wild animals. The driveway is tree lined and outside the front entrance a large chestnut tree allows for parking in the shade.

The gently sloping gardens have been professionally landscaped and are well tended containing both mature trees, shrubs and perennials. They provide natural shade as well as screening round the perimeter and masking a lot of the tennis court netting.

Around the pool they are attractive and colourful giving the feeling you are in an oasis.
The pool itself has been architecturally designed and sculpted. At one end it is possible to walk in and down to a deeper area which extends at a different angle to the infinity pool with views over the valley. The surrounds are also sculpted with ample space for relaxing and sunbathing. There is a poolside shower and at one corner of the dining terrace a shower room and toilet for swimming pool use.

Up a small slope from the pool is a access to the tennis court which is protected by the shrubs at one side and the slope at the other.

Accessed at the upper level or via paths from the ground floor is the summer kitchen and covered terrace for enjoying summer evening meals while watching the sunset. One wall has a range of units, a fridge freezer, a sink and a built in area for barbecuing. This area is partly open on 3 sides with great views both over the gardens and the surrounding area.

In the heart of the countryside the property is quite isolated but within a short drive to a larger town with a wide range of commerce and facilities

For a lover of mountains it is ideal as the Pyrenees are close making day trips for skiing in different resorts practical in winter and in summer for walking or simply enjoying the great outdoors.
