Situated on the stylish St David's estate in Ewloe this attractive family home sits near the top of a cul-de-sac, making this the ideal location for slightly older children for whom playing in the garden, however nice it may be, is becoming slightly uncool. Speaking of the children, what makes this home so attractive to parents of those at primary school age is the close proximity to Ewloe Green Primary, one of the highest ranked schools in Flintshire, according to OFSTED and they should know. Such is the regard in which this school is held, that homes in the area change hands rather quickly when they become available and if that is not a hint to view it quickly, I don't know what is...

In front of the home lies a detached double garage but before you get carried away by illusions of grandeur, it is divided into two with only one part belonging to number 17. There is however an additional parking space in front of the garage doors so your visitors are adequately catered for.
Opening the composite front door and stepping into the hall with its quality laminate flooring, the stairs rise directly before us while to our right is the door into the welcome and always useful downstairs cloakroom. This, along with much of the home looks to have been recently refurbished, featuring rustic style tiled walls to dado height, a square modern hand basin with storage beneath and of course, the lavatory.

The second door off the hall leads into the lounge, which has been extended towards the rear by the removal of the back wall, making a large dual purpose open plan space which works very well indeed and gives a feeling of openness that belies the homes modest dimensions. If that makes it sound pokey I'm misleading you; it isn't. It's just not quite Downton Abbey that's all. There is however, more than enough room for it to easily accommodate a large armchair along with one of those vast 'L' shaped settees that are the current fashion without it ever feeling overcrowded, which in itself speaks volumes for the space available. Another door in here reveals the space beneath the stairs, most commonly used as a sort of glory hole to conceal all the 'stuff' that if we are honest with ourselves, should probably go to the tip but which has, in a stroke of genius, been repurposed into a utility room housing the washing machine and associated laundry equipment.

Moving towards the rear of the home we pass into the dining area which is spacious enough to reinforce the argument for having opened up the previous two rooms into one. Light floods into here from the large patio door, making it seem even bigger while this sense of space is further accentuated by the way the room flows into the adjacent kitchen. This is the one room that has not been subjected to the makeover performed on the rest of the home but that is simply because it was not necessary, being modern and attractive in appearance and equipped with everything you could ever need. The units are laid out in a deep 'U' formation around the walls with the cooker against the side wall and the dishwasher alongside the sink unit nesting beneath the picture window.

Stepping through the patio doors we can appreciate the scope of improvements made to this home as we stand on the huge decked area and realise that although we are surrounded by neighbours, we are not overlooked at all. This single fact makes the garden all the more special as a place to relax as the children frolic, sitting with a drink in the summer sun (assuming we ever get any) while the BBQ gently sizzles. Substantial fences surround the area, overseen by several mature trees. Not mature enough to be causing you any concerns though... To one side of the home the owner has constructed a covered area where the recycling bins are tucked way out of sight and more importantly, kept dry. A good thing, as anyone who has felt the chill of water rushing out of a plastic sack of unmentionable and all over his feet will testify.

Moving back indoors and up the stairs to the landing, the first door we come to is that of the smallest bedroom. As is the case in so many homes of this age and type, this is very strictly a single room but one which nevertheless makes for a splendid nursery or home office unless you have, post pandemic returned to the comfort of the real office.
Adjacent to this and also overlooking the garden is the second, far larger bedroom. This is big enough to be a realistically proportioned double room, although your choices regarding free standing furniture may be a little compromised.

Back on the landing, passing the airing cupboard brings us to the family bathroom although if I am being pedantic I should say the family shower room but it is none the worse for that. Indeed speaking personally, I would no longer thank you for a bath for while loving the idea of a long soak, I find myself getting bored within minutes of immersion. Is this impatience a symptom of the way we are all rushing through our lives today? Discuss. But back in this particular 'bathroom' we find a very stylish table-top bowl type hand basin with storage beneath, the obligatory lavatory and a huge walk-in shower cubicle with the sort of rain shower that puts the monsoon season to shame.

Finally, overlooking the front of the home we come to the principal bedroom. Running virtually the full width of the building this is very generously proportioned and I was pleased to see that the temptation towards an en-suite had been avoided. Not that there is any wrong with en-suites per se, but frequently you find them shoe-horned into bedrooms that are simply too small, making them even smaller and unnecessarily cramped. The feeling of space in here is further enhanced by the complete wall of fitted wardrobes negating the need for much in the way of free standing furniture, other than the bed obvs....

All in all this comfortable, well presented and thought put home provides the answer to any young couple's needs. It is ideally positioned on the major road network to allow convenient commuting to almost anywhere (assuming commuting can ever be convenient), the shopping centres of Broughton Park and Queensferry are a stone's throw away in the car but don't try it, it's dangerous and for when you can't be bothered with the car, there is a comprehensively stocked Co-op mere yards distant. But for those with children the icing on the cake is in the form of the local Primary school, a place so highly regarded that it is not unknown for homes to change hands for the sole purpose of someone gaining an address within its catchment area, which should tell you all you need to know.
