The sale of this land offers prospective purchasers the rare opportunity to acquire a convenient enclosure of productive pastureland, positioned to the north of the village of Fitzhead. The land is predominantly level with a grass bank on the northern edge all contained within natural hedgerow boundaries. A tributary of the river Tone forms the southern boundary populated with a number of mature native trees providing shade and shelter for livestock. The bank on the northern boundary is designated as a SSSI and in all is about 3 acres, home to orchids and other native wildflower species. The land has been extensively farmed of late with very low inputs creating a diverse habitat for wildlife, flora and fauna. METHOD OF SALE
The land is being offered for sale by informal tender. Tenders to be received in writing on the attached form of tender at the agents Greenslade Taylor Hunt, 13 Hammet Street, Taunton, Somerset, TA1 1RN by 12:00 noon on Thursday 5th September 2024, marked ‘offers for Land at Fitzhead’. Offers should be made for the property as a whole. Any tenders will be subject to contract and the vendors are not obliged to accept the highest nor any other tender.
OUTGOINGS, RIGHTS OF WAY AND EASEMENTS
We are not aware of any private or public rights of access. The property is sold and as far is required by the vendors will be conveyed subject to all rights of way, easements and wayleaves of telegraph and telephone poles, stays and wires, electricity pylons, poles and cables, water and gas pipes at present erected on the passing over or under the property and subject to the agreement effecting the same (if any).

AGRI ENVIRONMENT SCHEMES AND DESIGNATIONS
The bank is currently designated as a SSSI and the land has been entered into a mid-tier stewardship agreement which commenced on 1st January 2023. The options entered are hedgerow management and low input grassland. The agreement relates to revenue payments and will be sold subject to the terms this agreement. Prospective purchasers should satisfy themselves as to the contents and obligations of this agreement and will covenant to farm in accordance with the management prescriptions. The land is situated to the north of Fitzhead, a rural settlement comprising mainly period properties, surrounded by open countryside. The area is dominated by agriculture, namely livestock and arable production is regarded as some of the most picturesque in Somerset. Local amenities can be found at Wiveliscombe to the west; 5 miles and Taunton 8 miles to the east.
