Description

Property Reference number : 472035

A beautiful 18th Century Old Coastguard Cottage on cliff top position with outstanding 180 degree sea views in front of 7 acre park in South Devon.

This period cottage is in a unique cul-de-sac location with direct access to "Daddyhole Plain" which is a large 7 acre park ideal for children, dog walkers, and sightseers. The park overlooks Torbay in South Devon which directly on the South West Coast Path.

The cottage is in keeping with its period past: quality furnishings and a home from home feel. A peaceful quiet area only 10 minutes walk into harbour & centre of Torquay, South Devon. The nearest beach with cafes and hotels is Meadfoot Beach, 5 minutes walk.

The cottage has been a second home/ holiday cottage since purchased by the current vendor in 1999. We are advised that the income from short term lets and holiday lets was in the region of £25,000. The property is currently on a short tenancy term.

The vendor also owns the cottage next door which is also on the market and have in the past been used together as a holiday let as a 5 bedroom property with use of double connecting door. Would sell the two properties together.

This cottage has a large kitchen-breakfast room, lounge with fire place and dining room over looking the park. 3 double bedrooms upstairs and a bathroom with white suite, shower over bath. Double glazed throughout.

The kitchen breakfast room is complete with wall units, three storage cupboards, kitchen top with white goods under, and freestanding gas cooker. Entrance to downstairs WC..
The lounge is a lovely light & airy room with a feature fire place, built in cupboard and doors to kitchen nd dining room.

The dining room has storage cupboards and access to sunny patio garden onto Daddyhole Plain the acre acre park in front of the cottage.

This three bedroom period cottage has two large double bedrooms overlooking Daddyhole Plain and with 180 degrees view of the Torbay. The third bedroom is at the back overlooking the town.

There's is an understairs cupboard which has a Worcester boiler and further storage.

There are two allocated parking space right at the front of cottage on the cul-de-sac road, accessed through small courtyard garden laid to shrubs, patio stones, and gravel path.

At the back of the house is a courtyard garden area with an interesting outhouse which used to be the old wash house and toilets in yesteryear! The outhouse is currently dismissed as 5 store rooms. This area and outhouse is shared with the cottage next door which is also owned by the same vendor. Two of the store rooms and half the patio area are owned by this either cottage that sells. We are advised by the vendor that an opportunity may exist to buy out this half with the title of the rear garden and add this area and outhouse so that the whole area is owned by this cottage. This would be a separate transaction. Other cottages in the row have converted their outhouse to separate studios, artist rooms, or separate apartments / bedrooms some with with kitchens and bathrooms as well. This would make an ideal second part of the cottage separate from main house, perhaps to be used as additional AIRBNB income or just studio apartment for extra accommodation or for work purposes.

Torquay is one of three beautiful towns forming the sheltered Tor Bay and is renowned for a warm climate, clear bathing waters & clean air. Local beaches form a golden arc around the bay with shingle coves scattered nearby.

The town provides a wonderful quality of life with excellent shopping, waterside restaurants, a theatre and bars. Internationally renowned water sports are held in sheltered deep water bay, with a marina providing excellent mooring facilities for luxury yachts. South Devon's coastal path offer great walking, golf courses, & magnificent Dartmoor National Park.

Torquay itself became fashionable for naval officers & other affluent families during early 19th century, prompting building of large fashionable villas and exclusive hotels. Today, Torquay is well served with direct rail links to the major cities, motorway & airport at the cathedral city of Exeter.

With a micro-climate comparable to those found much further South and some 22 miles of coastline, cliffs, coves and beaches for you to enjoy, you’ll soon understand why Torbay is also referred to as the English Riviera.

Stunning views are to be seen just about everywhere across the Bay, and in addition to the expected water sports of swimming, kayaking, paddle-boarding, surfing and boating, the coastline provides great places for diving, angling and crabbing.

The English Riviera is also part of the UNESCO Global Geopark which recognises and supports important wildlife areas around the world. Whether it’s up at Berry Head Nature Reserve, Cockington Country Park, or Occombe Farm, the area offers brilliant woodland, cliff, and coastal paths to explore. The local charity Torbay Coast & Countryside Trust also organise a variety of opportunities to study the natural wildlife at your leisure.

The town is an ideal base for those also wanting to explore a bit further afield. Following the coastline to the West, you’ll easily reach places like Brixham, Dartmouth, and Blackpool Sands while to the East you’ll find Teignmouth, Dawlish and just a bit further on Exmouth and Exeter, with stunning Dartmoor just beyond. Moreover, Cornwall is only an hour away (Tamar Bridge) with its beautiful north and south coastlines and world-famous attractions like the Eden Project.

Torquay train station is 2 miles from the cottage. By road the A380 (South Devon Highway) brings you to within 3 miles of the cottage, this road is linked to the M5 motorway.
