LAND FORMERLY PART OF
PENRALLT FACH AND TREMLE, CILGERRAN, CARDIGAN,
PEMBROKESHIRE, SA43 2RZ.

Situation Grid Ref No: SN192 - 423
The property lies on the Southern edge of the popular rural village of Cilgerran, which has grown in size in recent decades. The village lies some 1 mile from the main A478 Cardigan - Crymych road at Penybryn and has a number of everyday facilities including primary school, hall, Church, public houses, grocery and sub-post office and filling station. The market town of Cardigan is a further 2 miles distant and provides for a wider array of everyday amenities as well as being a popular tourist centre, with its renovated castle grounds overlooking the renowned River Teifi.

Services: Natural water resources lie on the land. Prospective purchasers to make their own enquiries regarding the location of the nearest mains water supply pipe and possibly for connection (subject to necessary Consents).

Tenure: Advised Freehold.

Directions: From the A478 road in Penybryn, take the turning for Cilgerran. Continue into the village and you'll see the playing grounds on the left hand side, just before the Primary School. Opposite you'll see a track leading in between two dwellings, with the name plate 'Penrallt Fach'. Go along the track and land will start once you're passed a former railway track line. A public footpath runs along this track down to the Homestead of Penrallt Fach (separately owned). Certain parts of the track are owned as part of the subject land being offered for sale, while other sections have full rights of access on them and vice versa for the owner of Penrallt Fach Homestead).

Description: The land as a whole totals to some 78 acres or thereabouts, with some 76 ½ acres classed as grazable/claimable. The majority of the block is level to undulating , with only a few small corners being gently sloping and all is accessible for machinery. Pasture parcels sizes vary from 1 ½ up to 7 ¼ acres, together with a wooded area of some ¼ acre. The internal purpose made tracks total to some 0.83 acres.

Since purchasing the block, the vendor has vastly improved the quality of the land, considering there are some naturally wettish areas on it and is suited for either cropping/grazing purposes. The creation of the internal tracks to strategic points aids the movement of stock and vehicles. Making it less labour intensive. A small quarry area lies in the corner of parcel No: 0555. The vendor will be retaining a Grassed/Hardcore yard and general purpose shed and will retain ownership of the hardcore track leading out towards the Rhoshill road.
We note that there is another footpath crossing parcel No's 5041 & 3441 and crosses into parcel No 2533 and leaves the block heading towards the Penrallt track Homestead.

Rights of Way: The property is sold with the benefit of all rights including rights of way, whether public or private, light support, drainage and water and electricity supplies and other rights, easements, quasieasements and restrictive covenants, all existing and proposed way leaves for masts, pylons, stays, cables, drain and water, gas and other pipes, whether referred whether referred to in these particulars or not.
