Description

A well positioned family home with equestrian facilities and far reaching views

Description

Having been refurbished in 2014, Church Farm is set in an elevated position just outside the North Cotswold village of Naunton. The property has been extended to provide light and bright accommodation arranged over two floors. Church Farm is approached off a country lane through a pair of wooden gates which open to a large gravelled parking area for a number of cars.

The front door opens into a large welcoming entrance hall which provides access to the kitchen/breakfast room and reception rooms. At the rear of the property is a large south-facing sitting room with doors leading to the garden. There is also a good sized family room and separate study. The heart of the home is the light and spacious kitchen/breakfast room which overlooks the garden with southerly views to the countryside beyond. The kitchen is fitted with a range of units including a substantial island unit. There are extensive work surfaces incorporating a sink and 3 oven Everhot with induction hob and hot plate. In one corner is a useful walk in pantry.
There is a sitting area and ample space for a large kitchen table with glazed bi-fold doors to the garden. A useful utility, boot room and two cloakrooms complete the ground floor.

From the entrance hall a staircase rises to the first floor landing. The bedroom accommodation comprises a principal bedroom with en suite bathroom and adjacent dressing rooms, family bathroom with both bath and shower cubicle and three further bedrooms, one of which is en suite.

Garden
The garden wraps around Church Farm, providing a private space to enjoy the far reaching countryside views and outlook over paddocks. The gardens are predominantly laid to lawn with mature shrubs and hedgerows. To the front of the property is a private lawned garden contained within a dry stone wall. Adjacent to the house is gravelled parking area with space for a number of cars and access to the garage block, which provides parking for an additional two vehicles. Behind the garage is an additional walled garden mainly laid to lawn with a vegetable patch.

Annexe
This is a stylish bolthole, with charming and quirky accommodation laid out over two floors. There is an open-plan kitchen/breakfast room downstairs and a small courtyard outside. On the first floor is an open-plan bedroom and separate bathroom. The annexe has underfloor heating throughout.

The Stable Yard
An enclosed stable yard which comprises a stable block with 3 stables. Opposite is a large general purpose stock barn 59’ x 49’ (18m x 15m) and block built tackroom currently divided into two and used as further stabling. Water and power are connected to both these buildings. From the yard, a pair of gates lead to the driveway opposite which is an agricultural store. To the east of this is a recently constructed machinery/forage building 60’ x 29’ (18.3m x 8.8m), providing excellent secure storage. Behind this building is a sand and rubber ménage.

The Land
The land at church farm extends to approximately 6 acres of mature gardens and paddocks. The paddocks are split into three with post and rail fencing and all have access to mains water, and one with a field shelter.
