This exceptionally well presented cottage is situated in a semi-rural location close to Chelsham Common. There is a large boarded and lit loft, with plenty of good head height, that would be ideal for conversion.

Outside there is parking to the front and a gated side access that leads to the rear gardens. There was previously a garage in the gardens and there is scope for additional parking if required but access width is restricted. The rear gardens are a real feature of the property. Laid to lawn with mature hedging to both sides, there is also a patio area adjoining the rear of the house as well as a useful shed. To the rear boundary is gated access onto a bridal path that leads through protected Ancient Woodland to Farleigh Common Conservation Area.

The property is situated on the outskirts of Warlingham village and backs onto a bridal path with a wooded outlook to the rear and within a very short walk of a local shop and two village pubs. Warlingham Village offers a selection of smaller local shops, a choice of supermarkets and other facilities including restaurants, coffee shops and pubs as well as a doctors and chemist. More comprehensive facilities can be found in the towns of Caterham and Purley or in nearby Selsdon. The wider area is surrounded by miles of open countryside, including Farleigh Common, Chelsham Common, many ancient woods and the North Downs, and there are excellent transport links (Upper Warlingham Station) with regular trains to London and access to the Motorway network at J6 of the M25 at Godstone.
