Description

This one-bedroom apartment lies within the quiet Avebury Estate, designed on behalf of the LCC in 1967. It has been carefully renovated by the current architect owners to make clever use of space while respecting original features such as striking steel-framed windows. St Peter's Close is a short walk from Broadway and Columbia Road Markets, with the green spaces of Haggerston Park and London Fields nearby.

The Estate

St Peter's Close forms part of the Avebury Estate, which was built on land that had been heavily bombed during The Blitz in World War II. The residential blocks are positioned around St Peter's Church, one of the only pre-war structures still standing post-1945. It was designed by Edward Blore in 1838; Blore is best known as the architect of significant public buildings around the world, including Buckingham Palace, Government House in Sydney and the Vorontsovsky Palace in Ukraine.

The Tour

The apartment is accessed directly from the street via a private front door. Positioned on the first floor, the apartment is illuminated by light that floods in through carefully restored steel-framed windows. Engineered oak flooring extends underfoot, while white walls provide a neutral backdrop. The entire apartment has been rewired and replumbed in recent years and is finished to a high standard throughout. There are two large cupboards in the hallway for storage, one for coats and the other storing a washing machine/dryer.

At the rear, the dual-aspect living room is peaceful and pared-back, with large expanses of west-facing glazing that cast afternoon sunlight over lightly oiled floorboards. There is ample space for separate living and dining areas, ensuring the room is sociable yet practical.

Tucked around a corner yet open to the living room is the kitchen. This is characterised by multi-ply larch cabinetry, which extends below stainless steel worktops, and a porcelain tile splashback. Appliances have been seamlessly integrated. There is a generous ceramic butler sink with a solid pine shelf above that provides easily accessible storage.

The bedroom has views of leafy mature trees through its generous windows. Bespoke built-in cupboards wrap around the room on two sides and are painted in a sage colour that echoes the greenery outside. The adjacent bathroom has been decorated in a simple yet harmonious combination of green and white tiles, which surround a built-in bath and large showerhead.

The Area

St Peter's Square is a quiet and residential area just behind Hackney Road, which is home to an increasing number of popular restaurants and bars, including Morito, Sager + Wilde, and The Marksman. Dom's Subs make excellent sandwiches and O-Zone is a popular spot for coffee.

The green spaces of Haggerston Park and London Fields are a few minutes away on foot. Broadway and Columbia Road Markets, with their wide array of independent shops and cafés, are close by. Particularly popular are Climpson’s Coffee, Donlon Books, Pavilion Bakery, Brawn, The Royal Oak and Campania and Jones.

Bethnal Green (Central Line) and Old Street (Northern Line) Underground stations are equidistant, and Hoxton and Shoreditch High Street are both nearby for London Overground services.

"I have worked with The Modern House on the sale of five properties and I can't recommend them enough. It's rare that estate agents really 'get it' but The Modern House are like no other agents - they get it!"
