Like all the principal rooms there are hardwood floors which run throughout, those with allergies will appreciate this quality addition to the flat.
The kitchen is a large space that easily accommodates a large dining table, you can entertain four people around a dinner table with ease. There’s also the possibility of having a smaller dining table and a butcher’s block or kitchen island with stools around it if you wish. The current arrangement of the kitchen works really well; the horseshoe shape puts everything within easy reach when cooking, and the keen cooks will hugely appreciate the gas hob! The bedrooms are all good sizes, but the main bedroom is distinctly larger than the other two, as mentioned all have premium wooden floors and as the rooms are all spread out and none adjoin this gives a sense of privacy, ideal if you wanted to rent a room out, or had frequent guests. The third and smallest of the three rooms would make an ideal office or study as it overlooks the gardens and has an incredibly bright southern view.
The bathroom is beautifully finished with a shower over a full size bath, and modern fittings and sanitaryware, The walls are all tiled which makes it easier to keep clean and gives a premium feel.
Location-wise the flat is 0.3mi from the Park entrance (approx. 3 min walk), with the nearest part being the boating lake and Dinosaurs. Anerley station is also 0.2 mi away, giving access to the overland line, making access to The City and Shoreditch a breeze.
Crystal Palace Station is 0.5mi away and gives direct access to London Bridge as well as Victoria (via Forest Hill); having multiple station options within easy reach is a real asset of this location.
Half a mile up Anerley Road you have a Tesco express for the essentials, then there’s Café Chic (a stunning Persian Café), who’s falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic there’s a Bob Wines, and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas, and then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club, which is an intimate but quality wine bar.
The Triangle is 0.8mi away, where you are spoilt for choice with restaurants, pubs, brilliant eateries, and even an Everyman Cinema. There’s a yoga school, a variety of coffee shops from the indie artisanal variety to the bigger chains; one of our faves is “Four Boroughs” their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee!
Crystal Palace has two Food Markets, one on Haynes Lane, which operates every Saturday offering the best from small sustainable farmers and local food producers; think of it as a local Borough Market with a distinct Crystal Palace vibe, and the other is similar and operates on Sundays from Crystal Palace Park.
