SITUATION

Langham is a highly sought-after rural village with an active community. It benefits from a fine parish church, highly rated primary school, The Bluebell public house, a village hall and The Harper an award-winning boutique hotel.
RAF Langham was originally a satellite station to nearby RAF Bircham Newton. Some twenty or so different squadrons were stationed here at various times during WW2, transforming Langham into a small town for the duration. Nowadays it is possible to get an insight into this wartime life by visiting the Langham Dome.

Sitting just off the North Norfolk coast approximately 1.5 miles from Morston and 2 miles from Blakeney it is perfectly placed for easy access to the saltmarshes, Blakeney harbour and Blakeney Point.

Blakeney offers a range of shopping facilities including a petrol station, deli, fresh fish shop, charming gift shops, and a wide selection of popular pubs and eateries. This part of the coast offers sailing, bird watching, seal trips, cycling, golf, coastal walking and numerous fine beaches and stately homes.

Just over 5 miles to the south is the Georgian market town of Holt, renowned for its attractive street frontages and its wide range of independent shops, such as Bakers and Larners – an exceptional privately-owned department store. There are also boutiques, cafes, bars, doctors’ surgery, dentist, bank and post office. Holt is also home to Gresham’s pre-prep, prep and senior schools founded in 1555.

DESCRIPTION

Kirn House was built in the 1980’s and is a well-proportioned house which has been a much-loved family home for many years. The house has everything needed to make a lovely home straight away, but it also offers an exciting opportunity for the new owners to put their own stamp on it and take it forward for a new generation.

The house has great accommodation, with generously sized reception rooms that offer flexibility of use and four double bedrooms upstairs.

Semi open plan to the kitchen, the light filled breakfast room has south and west aspect this is a lovely place to enjoy relaxed family meals.

Leading off here to the back of the house the utility/boot room has a door to the garden. Such a useful room for storage of coats and boots, it has fitted units, a sink and also houses the oil-fired boiler. There is space for a washing machine tumble dryer, and an additional fridge.

The dining room has great views over the garden and space for a large table and chairs. There are possibilities to knock through/ open out the kitchen into the dining room to create a much larger kitchen/family room, subject to necessary structural and planning permissions.

The second reception room is a generous home study, which could be changed into an additional reception room or playroom.

OUTSIDE

Kirn House benefits from an absolutely wonderful plot, which extends to 1.3 acres (stms).

The property is accessed via a wooden gate five bar gate and onto the private gravelled drive which offers ample parking and access to a large double garage.

The house sits well back from the road with a nicely established front garden enclosed by flint walls with borders filled with roses, flowering shrubs and some fine established trees.

It is however the rear garden that really takes your breath away, this is a magnificent open, yet sheltered space that stretches away from the house, it is largely laid to lawn with some established trees, including a small orchard. Nearer the house it retains some fine tall flint walls and the eastern side of the plot overlooks open fields.

There is a covered Logia, perfect for summer entertaining and a greenhouse for those who might want a vegetable garden. Given its location in the middle of the village this garden offers privacy, and a real sense of open countryside.
