Description

NO ONWARD CHAIN - Occupying a breath-taking private position on the edge of the historic Mendip Village of Loxton is 'Loxton Lea', a remarkable stone barn conversion that has been subject to a thorough yet sympathetic renovation to create what is now a stylish, energy efficient home, with a superb outlook over its own paddock.

Approached via a sweeping stone driveway, your first impressions of the property and the setting cannot fail to impress you. There is a huge amount of off street parking with space to erect a double garage and office for which planning permission already exists. You accessed the property via an attractive paved footpath that leads past a cobbled patio area. The stunning façade of the barn with its local stone elevations, clay tiled roof and oak framing sits resplendently against its rural backdrop. On entering the property you get a first sense of the space and light that features throughout Loxton Lea, with its semi open plan living spaces and sunny aspect. The principal living space is 'L' shaped kitchen and sitting/dining room. The generous living room has floor to ceiling windows that look directly out towards the Mendip Hills and Crook Peak, and stunning oak beams, it also features an attractive stone floor which can be found in the all the living spaces and bedrooms, beneath which is under floor heating that also runs throughout the entire barn.

The kitchen is an absolute masterpiece, finished in a traditional shaker style with brass fixtures, it is fitted with a substantial range of matching wall and base units in a classic putty colour tone. There are wall mounted display cabinets, a corner larder unit, numerous integrated appliances and twin eye level 'Bosch' ovens, along with two sinks (one in a discrete utility area) and the other with a stylish Quooker hot tap. A superb island unit compliments the main kitchen and is finished in a contrasting forest green tone. The island features an integrated induction hob, plenty of additional store cupboards and a lovely breakfast bar area for casual dining. Two well positioned Velux windows bring northern light into the room, whilst the front aspect looks directly south and out through the Oak framed windows towards your garden and paddock.

There is a luxurious and also incredibly handy shower room that sits between the sitting room and the kitchen which has been finished with an incredible attention to detail with high quality fixtures and fittings, including a spa shower with body jets, wall hung sink with a vanity unit below, beautiful porcelain tiles and a heated mirror.

The properties two principal bedrooms are situated to either end of the barn, with both featuring superb en-suite bathrooms, the dual aspect master bedroom also includes a walk in dressing room which could also be utilised as a third bedroom/cot room and has a lovely windows seat, perfectly positioned for gazing out to the amazing surroundings. The second bedroom also has a superb bathroom with a cool contemporary suite with a modern freestanding bath.

Throughout the barn you will find crisp white washed walls which sit beautifully against the golden hue of the exposed Oak frames, the natural tiled floors create a practical finish, whilst the double glazing windows, many of which are floor to ceiling, quite literally bring the incredible views and light straight into the home.

Loxton Lea has full planning permission granted to further extend the accommodation to create an extra bedroom and bathroom (or potentially two bedrooms) in addition to planning for a double garage and office.

Outside, there is a spacious level lawn that bounds the barn to two sides and has plenty of potential for both soft and hard landscaping. To one area of the garden are the 5KW Solar Panels which can be re-sighted to the roof of the extension should buyers wish to utilise the planning, and the air source heat pump can be found to the rear of the barn. The Tesla 15kw battery is located next to the air source heat pump and a 7kw car charger point is also situated in the driveway. There is a paddock beyond the garden which is enclosed by neat post and rail fencing and has a separate gated access point to the barn.

SITUATION The property is set on the outskirts of the village of Loxton which is well placed for commuting not only to Bristol, Wells and Weston-Super-Mare, but also to the M5 motorway interchange (Junction 22) at Edithmead. The historic village of Axbridge, which has a variety of shops and interesting buildings, is about 3 miles to the east. Cheddar, just 2 miles to the south of Axbridge, has a comprehensive range of shopping facilities including a supermarket and the well respected Kings of Wessex Secondary School and Fairlands Primary School. Private schooling is at Sidcot, Wells and Bristol. For those with sporting interests there is sailing on the nearby Axbridge Reservoir, excellent golf clubs at both Burnham-on-Sea and Weston-super- Mare and the horse riding in this area is believed to be second to none. The Mendips (AONB) nearby give a host of country facilities, which are of great interest to country lovers and walkers.

DIRECTIONS Travel south on the A38, passing the turning to Axbridge on the left. Take the next right at the New Inn at the bottom of the hill and continue on through Cross and Compton Bishop, over the motorway and on towards the village of Loxton. Continue into the village onto Sevier Road and Loxton Lea is shortly on the left hand side just before the garage, with a Debbie Fortune Estate Agents’ For Sale board.
